1. STATEMENT OF QUALIFICATIONS <br />GRIFFIN STRUCTURES 1 17 <br />Approach <br />We approach each project with the <br />perspective of an Owner and the insight of <br />a Contractor. Based on our unique blend of <br />experience as both public agency construction <br />managers and at -risk fee developers, Griffin <br />has the unique ability to provide enhanced <br />services to its clients. Similar to an Owner, we <br />approach every project with the perspective <br />that it is our money, our schedule, and our <br />facility that is being developed. Similar to <br />a Contractor, we have the extensive field <br />experience to understand the mindset of a <br />Contractor, the often -hidden decision -making <br />process, and an in-depth understanding of <br />the technical issues faced by a Contractor. <br />With these two key components, we provide <br />construction management services to ensure <br />a successful project of the highest quality. <br />Initial Assessment <br />Griffin begins every project with a <br />comprehensive Initial Assessment. This <br />assessment provides the City with a fresh <br />perspective on all aspects of the project <br />and allows Griffin to assess the priorities for <br />executing our services strategically. Typically, <br />we find that this initial assessment results in <br />the immediate need for one or both of the <br />following tasks: <br />• Establishing a refined master project schedule <br />Establish communication channels and policies. <br />Oversee document strategies and specifically <br />how the information will be communicated to <br />the field. <br />Identify key challenges to the project. <br />Establish and formalize action items for <br />respective team members. <br />Identify and reinforce key project objectives. <br />Establishing a refined master project budget. <br />However, should the initial assessment phase <br />unearth other project needs, or if the City <br />has a priority list already established (like <br />jumping into a constructability review), we <br />will adjust our initial task items accordingly. It <br />is already clear that a total project schedule is <br />paramount to the City needs. <br />Identify Project Objectives <br />Once this initial assessment and resolution <br />effort are achieved, Griffin will then move <br />toward establishing a standard protocol for <br />the entire project team. We have found that <br />clarity and consistency in direction are the <br />most significant features of establishing a <br />successful project protocol. To achieve this <br />level of clarity and consistency, Griffin will first <br />establish a clear understanding of City policies <br />and protocols. Given our extensive experience <br />within the public sector, we can effectively <br />mold our approach to our Client and become <br />an extension of City staff. With that in mind, <br />we establish protocols for all aspects of the <br />project. <br />With a two-part approach, Griffin will <br />effectively execute a comprehensive project <br />assessment that will serve as the guiding <br />principles for the project moving forward. <br />Once the Initial Assessment period is <br />completed, we will employ the following <br />four fundamental aspects of our approach: <br />Communication and Document Control, <br />Schedule Management, Financial Controls, <br />and Quality Assurance. <br />GRIFFIN <br />STRUCTURES <br />
