Community Plan Exemption Checklist <br />City of Santa Ana Gary Avenue Business Park Project <br />would be able to accommodate development pursuant to the GPU and comply with related solid waste <br />regulations. Development pursuant to the GPU would require or result in the relocation or construction of new <br />or expanded electric power and natural gas. However, the EIR determined that the net increase in natural <br />gas demands due to the GPU buildout are within the amounts that SoCalGas forecasts that it would supply <br />to its customers, and buildout would not require SoCalGas to obtain increased natural gas supplies over its <br />currently forecast supplies. <br />Impacts Associated with the Proposed Project <br />a) Require or result in the construction of new or expanded water, wastewater treatment or storm <br />water drainage, electric power, natural gas, or telecommunications facilities, the construction or <br />relocation of which could cause significant environmental effects? <br />No New Impact. The Project proposes to demolish the existing three office buildings that total 103,031 <br />square feet, landscaping, and pavement, and construct a new 91,500 square foot light industrial warehouse <br />building with landscaping that would accommodate two tenants. <br />Water <br />The Project site is currently served by the City's water utility. The proposed Project would install new water <br />lines that would connect to the existing 8-inch water line within Garry Avenue. The Project would not require <br />construction of new or expanded offsite water lines. The removal of the existing three office buildings and <br />development of one light industrial warehousing building would not result in an increase in water demand, <br />and no additional water lines are required. <br />Wastewater <br />The proposed Project would install new onsite sewer lines that would connect to the existing 8-inch sewer line <br />within Garry Avenue. The Project would not require construction of new or expanded offsite sewer lines. The <br />removal of the existing three office buildings and development of one light industrial warehousing building <br />would not result in an increase in wastewater generation, and no expansions to the wastewater treatment <br />system would be required. <br />Stormwater <br />The Project would install a new onsite drainage system that would connect to the existing 18-inch drain in <br />Daimler Street. The onsite drainage would convey runoff to biofiltration basins that would treat flows prior <br />to discharge, and reduce flows as required by the Orange County DAMP, which would be ensured through <br />the Project permitting process. Therefore, operation of the proposed Project would not increase stormwater <br />runoff, and the Project would not require or result in the construction of new off -site storm water drainage <br />facilities or expansion of existing off -site facilities. <br />Electric Power <br />The Project would connect to the existing Southern California Edison electrical distribution facilities that are <br />adjacent to the Project site and would not require the construction of new electrical facilities. <br />Natural Gas <br />The Project would connect to the existing Southern California Gas natural gas distribution facilities that are <br />adjacent to the Project site and would not require the construction of new gas facilities. <br />Therefore, the Project would result in no new impacts related to construction of new or expanded utilities <br />that could result in significant environmental effects. <br />98 <br />
