Community Plan Exemption Checklist <br />City of Santa Ana Gary Avenue Business Park Project <br />b) Have sufficient water supplies available to serve the project and reasonably foreseeable future <br />development during normal, dry, and multiple dry years? <br />No New Impact. Section 5.18, Utilities and Service Systems, of the GPU EIR describes that operation of the <br />55 Freeway/Dyer Road Focus Area at buildout (including development of the Project site at a FAR of 3.0) <br />is anticipated to generate a 1,660,558 gallon per day increase in water demand that would be within the <br />planned supplies from the City, the Orange County Water District, and Metropolitan during normal -dry and <br />multiple -dry year scenario. The Project would result in a FAR of 0.42, which would result in a smaller building <br />that would generate less water demand than the GPU EIR anticipated with a building density of 3.0 FAR on <br />the site. Therefore, the proposed Project would be accommodated by the existing water supplies, and no <br />new impacts related to water supplies would occur. <br />c) Result in a determination by the wastewater treatment provider which serves or may serve the <br />project that it has adequate capacity to serve the project's projected demand in addition to the <br />provider's existing commitments? <br />No New Impact. Section 5.18, Utilities and Service Systems, of the GPU EIR describes that operation of the <br />55 Freeway/Dyer Road Focus Area at buildout (including development of the Project site at a FAR of 3.0) <br />is anticipated to generate 538,450 gallons per day of wastewater. The GPU EIR also details that that the <br />increase would be accommodated by OCSD's Treatment Plant No. 1. The proposed Project would result in <br />a FAR of 0.42, which would result in a smaller building that would generate less wastewater generation than <br />the GPU EIR anticipated with a building density of 3.0 FAR on the site. Therefore, the proposed Project would <br />be accommodated by the existing wastewater infrastructure, and no new impacts related to wastewater <br />facilities would occur. <br />d) Generate solid waste in excess of State or local standards, or in excess of the capacity of local <br />infrastructure, or otherwise impair the attainment of solid waste reduction goals? <br />No New Impact. Section 5.18, Utilities and Service Systems, of the GPU EIR describes that operation of the <br />55 Freeway/Dyer Road Focus Area at buildout (including development of the Project site at a FAR of 3.0) <br />is anticipated to generate 275,728 pounds per day of solid waste. The GPU EIR also details that the Orange <br />County solid waste landfill system would have the ability to provide for the GPU with long-term solid waste <br />landfill capacity. <br />The Project would result in a FAR of 0.42, which would result in a smaller building that would generate less <br />solid waste than the GPU EIR anticipated with a building density of 3.0 FAR on the site. Therefore, the <br />proposed Project would be accommodated by the existing landfills and no new impacts related to landfill <br />facilities would occur. <br />In addition, the Project would comply with Section 5.408.1 of the California Green Building Standards Code <br />that requires demolition and construction activities to recycle or reuse a minimum of 65 percent of the <br />nonhazardous construction and demolition waste. Also, pursuant to AB 341, at least 75 percent of the solid <br />waste that is generated during Project operation is required to be recycled, which would reduce the volume <br />of landfilled solid waste. Therefore, the Project would result in no new impacts. <br />e) Comply with federal, state, and local statutes and regulations related to solid waste? <br />No New Impact. As discussed above, the Project would be anticipated to result in 63.45 tons per year. All <br />solid waste -generating activities within the City are subject to the requirements set forth in the California <br />Green Building Standards Code that requires demolition and construction activities to recycle or reuse a <br />minimum of 65 percent of the nonhazardous construction and demolition waste, and AB 341 that requires <br />diversion of a minimum of 75 percent of operational solid waste. <br />99 <br />
