i. By providing the affordable townhomes in the community, California State Density <br />Bonus Law: <br />i. Does allow the density which is being proposed, 51 townhomes. <br />ii. Does allow a calculated maximum of 90 parking spaces. And, the project is <br />providing an additional 15 spaces, a total of 105, that is made up of 102 <br />individual garage spaces, and 3 guest spaces (which includes an ADA space). <br />iii. Does allow a reduction in open space, as a provided concession. The community <br />has been designed to have two gathering areas: one just inside the gate, along <br />Private Drive A, and the other located at the end of Private Drive A. <br />Community Walls <br />i. North βThe existing boundary wall will be replaced with a new 6-foot masonry <br />wall. <br />ii. East β The existing boundary wall, which is part of the carport structure for <br />Tustin Parc Apartments will remain in place. <br />iii. South β Portions of the existing boundary wall, not associated with the existing <br />carport structure for Las Fuentes Apartments, will be replaced with a new 6-foot <br />masonry wall. The portion of the existing wall associated with the carport <br />structure will remain in place. <br />3. FINAL THOUGHTS <br />a. [Slide β ending slide] <br />b.
