9. Parking is an issue in this neighborhood. Are you building under ground parking? <br />a. RESPONSE: No. The project is providing 102 garage spaces and 3 guest spaces, <br />including 1 ADA space. California Density Bonus Law allows for a calculated <br />maximum of 90 parking spaces. And, the project is providing an additional 15 <br />spaces, a total of 105. <br />10. Good afternoon, when will we know if the proposal gets apporved? <br />a. RESPONSE: The project is currently going through the Development Project <br />Review process through City Planning and the other departments. Project <br />approval could happen within the next couple months, possibly in August or <br />September. <br />a. RESPONSE: Noted. <br />12. Previous for sale low income units have had trouble being sold to qualifiying buyers and <br />have sat empty for a substantial amount of time. Has wilmington considered how to <br />potentially address this as part of the sale process. Look at the first st.pacific street <br />townhome projects <br />a. RESPONSE: At the appropriate time, the marketing department will be <br />coordinating with the City to confirm the qualification process. Also, an <br />Inclusionary Housing Plan Agreement will be signed with the City, as part of this <br />project. <br />13. Does Warmington believe that the community surrounding this proposed project will be <br />able to afford purchasing any of these units? specifically the 43 that are NOT going to be <br />categorized as "affordable" <br />a. RESPONSE: Warmington does not necessarily know the make-up of the <br />neighborhood or what people can afford. The units will be sold at market rate. If <br />someone can afford a market rate home, then they would be qualified. <br />Warmington can't discriminate anyone that wants to purchase one of the <br />homes. <br />14. 8 was the MINIMUN though right? <br />a. RESPONSE: The minimum number to construct is zero. Warmington did not <br />have to construct any affordable housing, as the City allows for an in -lieu fee to <br />be paid. However, Warmington elected to build the low income affordable units <br />on site. Selecting the moderate level may have resulted in fewer affordable <br />units. <br />Page 4 of 7 <br />
