We do not have an answer for that. <br />17. FIX THAT! <br />a. RESPONSE: We do not know what this is in reference to. <br />18. What is the base density? and the square footage of the site? <br />a. RESPONSE: The site is 2.3 acres in size or 100,188 square feet. The general plan <br />allows for 15 units per acre. And, following California Density Bonus Law, 51 <br />units are being proposed, at 22 units per acre. <br />19. Why is the neighborhood locked behind a wall? The city design guidelines are meant to <br />create an avtice street facing front, this looks like the opposite of that. <br />a. RESPONSE: The adjacent apartments in the area are also gated and locked. The <br />decision was made to have this community be gated. <br />20. As a comment, Warmington should look into the makeup of the community where they <br />are planning to develop. Seems morally irresponsible to answer "We don't know the <br />makeup of the neighborhood" <br />a. RESPONSE: We know the make-up of the neighborhood, but do not know the <br />income levels or financial capabilities toward purchasing homes. <br />21. Those were badly designed from the 70's should we revert back to that design? <br />a. RESPONSE: This comment may be related to the neighboring apartments. We <br />have designed a private drive with buildings on each side and two gathering <br />areas. We appreciate the comment. <br />22. As a note and for your consideration, Santa Ana is one of the lowest income <br />neighborhoods in the state. <br />a. RESPONSE: Noted. <br />23. How did Warmington pick 717 S Lyon as their development site? <br />a.
