Good evening everyone, welcome to the 2nd Community Meeting regarding the <br />proposed residential development of the property located at 717 S. Lyon Street in Santa <br />Ana, California by Warmington Residential. <br />c. My name is Greg Ocasek, the Project Consultant managing the entitlement process. <br />Here with me is: Joe Oftelie, Vice President here at Warmington, as well as Maribel <br />Maciel, Assistant Project Manager and our Spanish interpreter, and Tyler Bennett, <br />Assistant Project Manager. <br />d. The format for tonight's meeting will consist of: <br />i. Our presentation in English <br />ii. Followed by a reading of the presentation in Spanish <br />iii. We are using the Zoom Webinar format, which will allow you to type in any <br />questions that you may have, by hitting the Q&A button. And, following the <br />reading of the presentation in Spanish, we will review the comments posted and <br />answer the questions that we can. <br />2. PRESENTATION <br />a. [Slide —aerial photo] <br />b. The proposed project will be a new residential townhome community featuring 51 "for - <br />sale" 3-story townhomes, including 8 "for -sale" affordable townhomes. Please note, <br />these townhomes are "for -sale" and not "for -rent". <br />c. The site is 2.3 acres in size and is the home of the existing Orange County Electrical <br />Training Center. There are two (2) structures on site and a large parking lot. <br />d. The site's neighbors consist of: <br />i. North - Saddleback Park Villas <br />ii. East -Tustin Parc Apartments <br />iii. South - Las Fuentes Apartments <br />iv. West— Lyon Street (Warwick Square Apartments across street) <br />e. [Slide — site plan] <br />f. This townhome project will be a gated community made up of 12 residential buildings, <br />consisting of (1) duplex, (6) 4-plex buildings and (5) 5-plex buildings. <br />g. There will be 4 plan types that will range between 1,208 SF to 1,845 SF, with a range of 2 <br />bedroom/2.5 bathrooms to 3 bedrooms plus a den (optional 41h bedroom) with 3.5 <br />bathrooms. <br />h. 8 of the 51 townhomes will be offered as low income affordable units. <br />Page 1 of 3 <br />
