i. We do not have information at this time regarding eligibility, pricing, or qualifications <br />for purchasing any of the homes, including the affordable homes. When construction starts on the project, which could be 10-12 month from now, we will <br />begin marketing all of the homes "for -sale" to the public. And, an email will be sent out <br />to everyone on the interest list. <br />k. By providing the affordable townhomes in the community, California State Density <br />Bonus Law: <br />i. Allows the density which is being proposed, 51 townhomes. <br />ii. Allows a calculated maximum of 90 parking spaces. And, the project is providing <br />an additional 15 spaces, a total of 105, that is made up of 102 individual garage <br />spaces, and 3 guest spaces (which includes an ADA space). <br />iii. Allows a reduction in open space, as a provided concession. The community has <br />been designed to have two gathering areas: one just inside the gate, along <br />Private Drive A, and the other located at the end of Private Drive A. <br />iv. Allows the City to provide other forms of assistance, including additional waivers <br />related to other development standards. <br />Community Walls <br />i. All of the existing property boundary block walls, including carport walls, will <br />remain in place to the north, east and south. <br />ii. The project will construct a 6 ft. block wall just inside the property boundaries to <br />the north, east and south, which will provide a consistent and aesthetic <br />community experience, as well as avoiding any interruption in the event a <br />neighboring property replaces its own existing wall in the future. <br />iii.
