Planning and Building Agency <br />Item # 6 <br />City of Santa Ana <br />20 Civic Center Plaza, Santa Ana, CA 92701 <br />Historic Resources Commission Staff Report <br />July 1, 2021 <br />Topic: HEMA No. 2021-03 – The Mayberry Residence (2405 North Bonnie Brae) <br />RECOMMENDED ACTION <br />Adopt a resolution approving a Certificate of Appropriateness for Historic Exterior <br />Modification Application No. 2021-03. <br />EXECUTIVE SUMMARY <br />Benjamin and Catherine Mayberry are requesting approval of Historic Exterior Modification <br />Application (HEMA) No. 2021-03 to allow exterior modifications consisting of additions to <br />the first floor, basement, and detached garage, and the construction of a pool and spa and <br />three detached accessory structures, for the Mayberry Residence located at 2405 North <br />Bonnie Brae. <br />DISCUSSION <br />Project Location and Site Description <br />The subject property is located on the northwest corner of the Bonnie Brae and North <br />Benton Way intersection in the Floral Park neighborhood. The General Plan land use <br />designation for the site is Low Density Residential (LR) and the zoning district is Single- <br />Family Residential (R1). The property contains an existing two story Tudor style residence <br />that is approximately 3,527 square feet in size with 333 square feet subterranean <br />basement and a 574 square feet detached garage on a 0.36-acre residential lot. <br />The property is deemed a historic structure because it was determined eligible for <br />inclusion in the National Register of Historic Places as a contributor to a potential North <br />Broadway Park Historic District in 1980 and automatically included in the California <br />Register of Historical Resources. The house has distinctive architectural features of the <br />Tudor style and was built in 1928. The Tudor style house is characterized by steeply <br />pitched roofs, multipaned narrow windows, a heavy wooden front door, prominent cross- <br />gable design, and tall chimney feature. Typical to most Tudor style homes, the two-story <br />corner residence features steeply pitched roofs with prominent front-facing gables, rolled <br />eaves, multipaned narrow casement and double-hung windows, and clad with a <br />  <br />Historic Resources Commission 1 – 59 9/8/2022 <br />
