Scope of Services and Schedule Task 3: Design Development (50% plans) <br />• Develop schematic design based on theIDS’ step-by-step work plan for the City of Santa <br />Ana Public Health and Programming Project <br />proceeds as follows: <br />approved conceptual design plan <br />• Include survey, civil design, geotechnical <br />investigation and report (for soils analysis), <br />infiltration testing, architectural design, <br />landscape architectural design, structural <br />design, interior design, furniture selection, <br />electrical engineering, mechanical and <br />plumbing engineering, draft technical <br />specifications and “opinion of estimated <br />cost’. <br />Task 1: Pre-Design <br />• Introduction of City team and IDS Project <br />Team in the Kick Off Meeting <br />• Discuss scope of work, project goals and <br />objectives, potential elements and issues, <br />schedule, review of existing information and <br />site investigation Deliverables <br />• 50% set of plans including site section• Review the initial list of intended/potential studiesprogram for the indoor and outdoor facilities <br />• Draft (Outline) specifications <br />• Opinion of Probable Cost• Review summary list of available <br />documents and project timeframe <br />• Confirm regulatory requirements for the Task 4: Construction Documents (90% and <br />100% plans)intended program <br />• Conduct Site Survey <br />• CASp inspection • Refine the approved deliverables from <br />the Design Development phase into 90% <br />Construction Documents as enumerated in <br />the RFP. <br />• Perform soil / geotechnical testing <br />Deliverables <br />• Meeting agenda & Meeting minutes <br />• Work Task Plan & Schedule, <br />• Complete detailed engineering and <br />update 90% CD set as 100% Construction <br />Documents to serve as the basis or both <br />bidding and construction by a general <br />contractor. <br />•Geotechnical Report and Site Survey <br />• CASp Report <br />Task 2: Concept Design • Process to include plan check submittal of <br />the 90% CD set, processing through plan <br />check to “permit ready to issue” status <br />(100% CD set). <br />• Meetings with City Staff to brainstorm and <br />review potential layouts <br />• Conduct workshops sessions with the Deliverablesstakeholders• 100% Construction Drawings <br />• Technical specifications <br />• Final Opinion of Probable Cost <br />• Meeting with public meetings to provide <br />the community an opportunity to review the <br />concept designs and provide <br />• Identify historic features that might be <br />impacted by design and/or present the <br />opportunity to restore character-defining <br />architectural features <br />Task 5: Bid Advertisement, Construction <br />Administration, Record Drawings <br />• Bid Advertisement: provide support to the <br />City during the Bidding phase by assisting <br />with questions, requests for information/ <br />clarification, or conflicts arising out of the <br />bidding process. Consultant shall also attend <br />pre-bid meeting, if scheduled. <br />Deliverables <br />• Provide up to three (3) schematic concept <br />designs, <br />• Provide minimum of four (4) perspective <br />drawings/renderings for each the following: <br />overlooking the plaza from Civic Center <br />Plaza, plaza leading to the new restrooms, <br />breezeway leading to Council Chambers, <br />new restrooms outside of Council Chambers, <br />and tenant improvement of the existing <br />restrooms inside the Council Chambers. <br />• Construction Administration:provide <br />support to the City during the Construction <br />Administration phase by assisting with <br />questions, <br />clarification, and/or reviewing submittals. <br />requests for information/ <br />• Record Drawings / As-built Plans: upon <br />construction completion, consultant shall <br />incorporate as-built information, as provided <br />by the General Contractor, into the drawing <br />files to provide record drawings for City <br />archives. <br />Page 16
