'Im I k�s� I-M1 <br />r <br />CHALLENGES FACED: The acquisition of single-family residential properties along Warner Avenue In a <br />fast paced, high dollar market is a major challenge for this project. Appraisals of the impacted single <br />family residences were conducted in early 2019 with Notice of Eligibility for relocation being issued to <br />the property owners the same year. Prolonged negotiations In the face of the COVID-19 pandemic and <br />corresponding State and local guidelines caused significant delays to negotiations and contact. These <br />delays resulted in a significant change to the value of the properties and a renegotiation of value after <br />only one year. <br />IMPLEMENTED SOLUTION: Revising the comparable housing analysis and consequently the Notices of <br />Eligibility for the property owners to allow them to "catch-up" with the current market conditions and <br />be able to purchase a replacement property enabled the owners to continue the negotiations. The <br />Monument Team provided referrals in more affordable areas which created additional opportunities for <br />the owners to locate a replacement property within their budget. Our hands-on approach, including in - <br />person communications with the property owners, their family members and their agents, contributed to <br />a rebuilding of trust in the process. <br />CLIENT CONTACT Warner Avenue is a regionally significant arterial roadway, providing east -west <br />KENNY NGUYEN travel through the City.
