22 <br />SCHEDULE <br />The project schedule is one of the most important tools in creating a successful project (usually after building a <br />great team). The schedule is an integral part of Monument's management team to manage our client's projects. <br />It is integrated with budget, resources, scope, and quality requirements to produce a virtual model of the project <br />execution plan to guide the team to the finish line. We utilize scheduling software, such as Microsoft Project and <br />Primavera 6, to manage, monitor and ensure the team is performing efficiently and the right-of-way process is on <br />track. The following schedule is an illustration of typical key milestones and critical deadlines in the right-of-way <br />acquisition process beginning with the Kick -Off meeting and concluding with right-of-way certification. <br />NTP <br />KICK-OFF MEETING/ <br />ANALYZE PROJECT The kick-off meeting mif serve to establish communication protocols, <br />reporting requirements and refining the rIw delivery schedule. <br />ISSUE APPRAISAL <br />NOTICES Upon receipt of legal descriptions and plats, Monument wilt initiate the appraisal <br />process by issuing a Notice of Decision to Appraise" to the subject property owners. <br />FEE APPRAISALS <br />Monument wilt coordinate with the Citys appraiser to prepare <br />narrative USPAP compliant appraisals for ail affected parcels. <br />APPRAISAL REVIEW <br />Monument will coordinate with the Cfty's review appraiser to <br />evaluate each appraisal report for accuracy and compliance. <br />JUST COMPENSATION ■ <br />APPROVAL City approves the Amount of Just Compensation based upon the <br />appraisal report.. <br />PRESENT OFFERS <br />The Cily', purchase offer will be presented to each property owner in <br />person, when feasible, to initiate the good taitta negotiation process. <br />NEGOTIATIONS <br />Monumentls agents will engage in proactive negotiations and <br />evaluate information presented by the property owner. <br />EXECUTE AGREEMENTS � <br />Upon agfeement of price and terms, Monument's agents will <br />finalize fire RIIW Agreement for execution. <br />ESCROW PROCESS <br />Monument will assist with coordinating escrow due <br />diligence requirements for timely closing. <br />RIGHT-OF-WAY <br />CERTIFICATON Secure right-of-waycert&affon <br />approval. <br />monument <br />
