Of the units, 58 will be set aside for extremely low-income households <br />at 30 percent of the Area Median Income, 26 units will be for permanent supportive housing for <br />persons experiencing chronic homelessness, and one will be maintained as a manager's unit. In <br />particular, 10 of the 26 permanent supportive housing units will be for transitional aged youth (i.e. <br />emancipated foster youth). The three- and four -bedroom units will be designated for large <br />families, while the one- and two- bedroom units will be designated for permanent supportive <br />housing. <br />Common open space includes a 5,000-square foot playground and picnic area, two residential <br />rooftop patios, internal courtyards, and community rooms. The playground, lawn and picnic area <br />along Huron Drive will be accessible to the public, but maintained by the property owner and <br />managed by the on -site property manager. The development consists of two buildings that vary <br />from three- to four -stories in height. The portions of the' buildings that are closest to the single- <br />family residential homes will tier -down to three -stories in height. In addition, the playground and <br />parking lot will serve as a buffer between the multi -family buildings and the single-family homes <br />with setbacks of 50 and 185 feet. The perimeter of the property will be planted with trees to <br />screen the project. <br />The project has contemporary architecture with a variety of materials including glass tile arches, <br />wood veneer, batten board siding, art graphics, plaster and a mix of warm and cool colors. On - <br />site vehicular circulation is designed to provide access from Westminster Avenue (with right -turn <br />in and right -turn out access) to the parking lot that is located behind the buildings (Exhibits 6 -11). <br />There are no driveways along Huron, a local residential street. <br />
