PART I: CONCEPT PLANNING: <br />The Consultant's responsibilities shall consist of the fallowing project tasks. <br />Task 1: Preliminary Concept Planning <br />Preliminary concept planning shall include Kick-off meeting with City Staff to discuss scope of work, <br />project goals and objectives, potential elements and issues and schedule. Preliminary Concept <br />planning will include up to three (3) meetings with City Staff (facilitated by consultant) to obtain <br />input to finalize layout concept plan as part of Phase 2. Consultant shall assist in attaining commnunity <br />feedback, which may include up to two (2) community meetings, <br />➢ Cormraunity outreach to obtain input from residents, including two (2) community meetings. <br />➢ Deliverables: <br />o Up to three (3) bubble diagram layouts (pdf format) <br />o Rough Order of Magnitude (ROM) cost estimates <br />Task 2: Final Concept Plan <br />Final Concept Design will take input from staff and community meetings from Phase 1 and develop <br />diagrams further to develop concept plans, including a final concept plan for review and approval. <br />This phase will include up to three (3) meetings with City Staff (facilitated by consultant) to finalize <br />concept plan and one (1) commmmity meeting to present final concept. Consultant shall provide <br />opinion of probable construction cost that reflects finalized concept plans. <br />➢ Community Meeting: consultant shall attend one additional meeting to present final concept <br />➢ Deliverables: <br />o Up to three (3) rendered concept plans (pdf format) for continued discussion <br />o Final Concept Plan (pdf format) <br />o Finalized "Opinion of Probable Cost" (pdf format). <br />Fee Proposal; <br />In addition to Section IV:13.3 (Submittal Requirements: Fee Proposal) fee schedule shall be itemized <br />per subtask but structured to correspond to the above mentioned tasks as follows: <br />Task 1: Concept Studies <br />- Up to Three (3) Architectural rendering 2D Color (concept site plan) <br />Task 2: Finalize Concept <br />- Up to Three (3) Architectural rendering 2D Color (concept site plan) <br />- Architectural rendering 3D — Color (site plan, isometric) <br />- Architectural rendering 3D — Color (pedestrian view) <br />- 3D Animation of project area <br />Total Fee: <br />Fee schedule for each task shall be broken up into subtasks and shall include an hourly breakdown <br />that corresponds to the task total. <br />City of Santa Ana RFP 23-061 <br />Page Al-3 <br />
