PART II: CONTRACT DOCUMENTS: <br />The Consultant's responsibilities shall consist of'the following: <br />A. PROJECT COORDINATION. The Consultant shall be fully responsible for the overall <br />management and coordination for the project, which may include, but is not limited to project <br />development team meetings, liaison with affected agencies, and utility companies. Prepare <br />progress report and schedule, securing permits for all field studies and any other required <br />permits from other agencies. <br />B. RECORDS RESEARCH. Research all information pertinent to the project including, but not <br />limited to existing field condition, as -built plans and record drawings, right-of-way data and <br />all future improvement plans adjacent to or affecting the project site. The selected Consultant <br />shall identify all existing and proposed facilities within the projects limits and potential <br />conflicts. <br />C. SURVEY (if necessary). Consultant shall identify in the proposal if the survey would be <br />needed and the detail of the features to be surveyed. All survey and base mapping of the project <br />site shall be prepared in US Customary English units by a California licensed Land Surveyor <br />in accordance with the City guidelines and in Microstation V8i Computer Aided design and <br />Drafting (CADD) format. The horizontal datum shall be NAD 83 and the vertical datum shall <br />be NAVD 88. <br />D. PERMIT(s). The Consultant shall be responsible for identifying and applying for any <br />necessary permits. All permit requirements shall be include in the bid package for the project, <br />as applicable. <br />E. PHASING: Consultant shall be prepared to present a phasing plan that will lead to the full <br />development of the approved Master Plan, and prepare the contract document (PS&E) package <br />accordingly. At minimum, Phase I shall include the Aquatics Facility (Aquatics Center, Pool, <br />Pool Mechanical System and Equipment, Pool Deck) and associated site work with parking <br />and ADA Path of Travel. A Construction Contract for Phase I work needs to be secured by <br />December 2024; Contract Documents need to be completed accordingly to meet this schedule. <br />F. PROJECT DELIVERY: City of Santa Ana is considering, but not committed to, utilizing a <br />Construction Manager at Risk (CMAR) delivery method. If city chooses to move forward, <br />CMAR will be retained by City to be part of the project team immediately following <br />completion of Task 1 (30% documents). Consultant shall be prepared to receive and <br />incorporate input by CMAR during Tasks 2 and 3 (60%, 90%, 100% documents). It is desirable <br />that Consultant has knowledge and experience with this project delivery method. <br />G. PLANS, SPECIFICATIONS, AND ESTIMATES (PS&E) : Tasks 1-3 <br />1.
