APPLICABLE EXPERIENCE <br />Ascent is known for our pristine reputation in working on some of the highest -profile projects in the state. <br />We thrive on challenging projects and are no strangers to complexity and controversy. Ascent excels at <br />providing quality environmental and planning services, with the vast majority of our work being done for <br />public agencies. The following project examples summarize our relevant experience and demonstrate our <br />team's experience. <br />Metro East Mixed -Use Overlay Zone Amendment/Elan Development Supplemental EIR <br />City of Santa Ana <br />Chad and Tanya together led the preparation of a Supplemental FIR for the proposed expansion of the <br />Metro East Mixed -Use Overlay Zone boundaries by an additional approximately 33 acres, modification to <br />some of the development standards and districts, and concurrently processed an approximately 600-unit <br />mixed -use development project with ground -floor commercial uses at the 1st Street gateway to Santa Ana. <br />The project also included an amendment to the existing General Plan and an amendment to the existing <br />Zoning Code. Significant issues included traffic, air quality, health risk, cultural resources, and noise. <br />Patata Street Industrial Development EIR Peer Review <br />City of South Gate <br />Ascent was retained to conduct a peer review of the Draft EIR and technical studies for an industrial <br />warehouse/distribution project in the city of South Gate immediately adjacent to the city of Cudahy. Peer <br />review by Chad and Tanya, as well as by Ascent's technical specialists, involved a thorough review of all <br />EIR sections and technical reports accompanying the EIR sections with an emphasized focus on air <br />quality, GHG emissions, and noise. Ascent's peer review also involved consideration of public agency <br />comments and ensuring they were adequately addressed in the EIR. Following the peer review, the City <br />retained Ascent to update several technical studies and prepare either a Final EIR or a Recirculated Draft <br />EIR. The studies are currently in progress and will determine the appropriate path forward. <br />Hoag Hospital Expansion Project IS/MND Peer Review <br />City of Irvine <br />Tanya and Chad led the peer review of the Initial Study/Mitigated Negative Declaration (IS/MND) and <br />technical studies for the proposed expansion of the Hoag Hospital campus in Irvine on behalf of the City <br />to ensure appropriate methodologies were followed and conclusions were well substantiated in <br />accordance with CEQA. The project consisted of over 630,000 square feet of new hospital facilities to <br />serve approximately 380 beds, an approximately 260,000-square-foot outpatient services facility, an <br />approximately 115,000-square-foot medical office building, a central plant, an auditorium, and two new <br />parking structures to accommodate over 2,200 parking spaces. At project buildout, the proposal would <br />exceed the previous entitlement for the project site by approximately 500,000 square feet. <br />City of Hope Project CEQA Peer Review <br />City of Irvine <br />Chad and Tanya led peer reviews of the environmental technical reports and the Addendum to the Orange <br />County Great Park EIR for the City of Hope project at the FivePoint Gateway Campus. The project involved <br />a request to classify approximately 250,000 square feet of medical office square footage (approximately <br />190,000-square-foot cancer center and 60,000-square-foot inpatient hospital) as "additive" in Development <br />District 3 of the Great Park Neighborhoods (Planning Area 51). The peer review included advising the City <br />on the merits of the recommendations and conclusions in reports and the Addendum. <br />CITY OF SANTA ANA 11 CEQA SERVICES FOR THE VILLAGE SANTA ANA SPECIFIC PLAN <br />
