do <br />Understanding of Need <br />Based on review of RFP 23-134 and Project Walk <br />conducted on 9/27 we understand that the city <br />is looking for a team to reimagine and redesign <br />Chepa Park's .41-acres located at 1009 N. Custer <br />St. in the Logan neighborhood district of the City of <br />Santa Ana. We understand there is a desire for this <br />project to include, but is not limited to the following <br />components: <br />New community center <br />• Playground area with rubberized play surface <br />• Picnic Area <br />• Sports Court <br />• Turf Area <br />• Site lighting <br />• Waterwise landscaping with shade trees <br />• Automated irrigation systems <br />• Site furnishings <br />Critical to this process will be our efforts to seek input <br />from residents of the Logan neighborhood to better <br />understand the history of the neighborhood along <br />with present challenges and opportunities. <br />Based on this scope of work we will utilize the <br />following phased approach: <br />PHASE I — CONCEPTUAL DESIGN <br />TASK 1. PRE -DESIGN SITE INVESTIGATION AND <br />RESEARCH <br />A. Kick-off Meeting: Design team will meet with <br />City staff for an in-depth review of the project's goals <br />and objectives, review of existing documents and <br />information. Following this session, we will prepare <br />a written document summarizing project goals, <br />objectives, communication plan and schedule. <br />B. Site Investigations + Research: Our team will <br />coordinate on -site investigative services, including: <br />Obtain and review available reports, maps, data, <br />infrastructure improvement plans, and any applicable <br />previous studies that have been conducted in the <br />vicinity of the project site. <br />Perform utility coordination necessary to determine <br />and identify locations of existing underground and <br />overhead utilities within the project. area, as well as <br />future utility requirements. <br />Confer and coordinate with affected agencies <br />and utility companies to identify design controls and <br />considerations necessary for plan preparation and <br />approvals. <br />C. Summarize: Once initial reports have been <br />received, we will issue a report to the City <br />outlining any significant findings related to the site <br />summarizing what we believe to be the initial impacts <br />of these findings and our recommended course of <br />action moving forward to either find solutions or get <br />more answers. <br />TASK 2. PROGRAMMING <br />Working with City staff and Logan neighborhood <br />residents we will hold 1-2 listening sessions to <br />understand the desired amenities and program <br />requirements for their park. Based on these sessions <br />along with the information gathered in Task 1, we <br />will begin to identify options for building location, <br />footprint, layouts, adjacencies, and design options. <br />Deliverable — Conceptual Design Package <br />Once a preferred option is agreed upon our team will <br />then prepare a conceptual site plan/building design <br />package that includes, at minimum: <br />• Design Narrative — Written brief describing the <br />project design intent and overall concept. <br />• Overall Site Plan — showing location of all <br />existing, new, and new planned components. <br />• Building Floor Plans — showing adjacencies and <br />circulation. <br />• Elevations — preparation of 2 — 5 building <br />elevations <br />• Renderings — perspective sketches, massing <br />views as necessary to communicate design <br />intent. <br />CITY OF SANTAANA: CHEPA'S PARK MASTER PLAN AND COMMUNITY CENTER 1 6 <br />
