C. CCBP and Association desire to provide easements <br />over Parcels 1 and 2 and Parcels 3 and 41 such easements being <br />reciprocal, nonexclusive easements for ingress and egress to and <br />from the respective Parcels, as well as easements........for parking <br />except on those areas of Parcels 1 and 2 which are Restricted <br />Common Area as defined by the condominium plan and Declaration of <br />Covenants, Conditions and Restrictions recorded on Parcels 1 and <br />2. <br />Now, THEREFORE, in consideration of the foregoing facts <br />and the terms and conditions hereinafter set forth, CCBP and <br />Association hereby agree as follows: <br />ARTICLE 1 <br />1. BASEMENTS <br />1.1. CCBP hereby declares as a burden upon Parcels 3 and 4 <br />and for the benefit of Parcels 1 and 2 the following reciprocal <br />easements: <br />1.1.1. Non-exclusive easements for the purpose of <br />Ingress to, and egress from, public streets or highways over that <br />portion of Parcels 3 and 4 designated for parking and driveway <br />purposes. Such rights shall extend to normal pedestrian and <br />vehicular access but shall exclude any vehicle having a weight, <br />load distribution or wheel type that would not be permitted by <br />applicable laws or regulations upon the adjoining public streets. <br />1.1.2.
