A-36 <br /> <br />ELEMENT REF # EJ IMPLEMENTATION ACTION AGENCY TIME <br />FRAME 2023 UPDATE <br />Land Use 2.12 No Distinctive districts. Develop and adopt <br />a specific plan or corridor plan for each <br />of the land use focus areas to establish <br />regulations and design standards with <br />consideration of the character, history <br />and uniqueness of existing corridors and <br />neighborhoods. <br />PBA/CDA 2022 - <br />2027 <br />The RFP for the Comprehensive Zoning <br />Code Update was released and <br />proposals were due to the City on April <br />13, 2023. The City formally entered an <br />agreement with a consultant on <br />October 17, 2023 to start the Zoning <br />Code Update. The project will include <br />land use, design, and public realm <br />regulations for all of the focus areas. <br />Land Use 2.14 No Local preference. Require a first priority <br />preference for Santa Ana residents and <br />workers in tenant selection policies for <br />affordable housing projects that receive <br />financial assistance from the City or <br />project that qualify for a density bonus. <br />CDA Ongoing In CY 2023, the City continues to <br />manage and promote a Local <br />Preference. Subject to compliance with <br />applicable California and federal fair <br />housing laws, and the requirements of <br />Section 142(d) and Section 42 of the <br />Internal Revenue Code (“Code”), local <br />preference for Santa Ana residents and <br />workers in tenant selection shall be a <br />requirement of affordable funded <br />Projects. Subject to applicable laws and <br />regulations governing <br />nondiscrimination and preferences in <br />housing occupancy required by Section <br />142(d) of the Code, Section 42 of the <br />Code, HUD or the State of California, as <br />well as the City of Santa Ana Affordable <br />Housing Funds Policies and Procedures, <br />the Developer shall give preference in <br />leasing units in the following order of
