SECTTON 9223. Uncertainty of Boundaries. (Contd.) <br /> <br />¢c) <br /> <br />%~here a public street or alley is officially vacated or abandoned, the <br />regulations applicable to abutting property shall apply to such <br />vacated or abandoned street or alley. <br /> <br /> The boundaries of such Districts as are shown upon the Sectional District <br />Maps adopted by this Chapter are hereby adopted and approved, and the regula- <br />tions of this Chapter governing the use of land and buildings, the height of <br />buildings, the size of yards about buildings and other matters as herein set forth, <br />are hereby established and declared to be in effect upon all land included <br />within the boundaries of each and every District shown upon each Sectional <br />District Map. <br /> <br />SECTION 9224. Establishment of Land Use Classifications of Properties <br /> Outside the Incorporated Area. <br /> <br /> The City may prezone certain contiguous areas which in the opinion of the <br />Planning Commission or Oity Council bears a relationship to its planning. Any <br />District so established shall prevail if and when areas contained within such <br />District are annexed to the City. For this purpose prezoning maps may be <br />developed, adopted and amended as prescribed in Part V of this Chapter. <br /> <br />SECTION 9225. Zoning Status of Annexed Property. <br /> <br /> If a prezoning map of properties outside the incorporated area has been <br />adopted in the manner prescribed .by ordinance, any territory upon becoming a <br />part of the City shall possess the classification indicated on the detailed pre- <br />zoning map, and such portions of the Brezoning map shall become a part of the <br />City Zoning [~ap and thereafter be subject to all of the provisions of this <br />Chapter. <br /> <br /> If a prezoning map for an area has not been adopted, then such area shall, <br />upon annexation, be considered to be classified A1 until reclassified in the <br />manner prescribed by Part V of this Chapter. <br /> <br />SECTION 9226. General Restrictions. <br /> <br />Except as hereinafter provided: <br /> <br />(a) No building shall be erected, reconstructed or structurally altered <br /> except in conformance to the provisions contained herein; nor shall <br /> any building or land be used for any purpose other than that which is <br /> permitted in the District or modified District in which such building <br /> or land is located. <br />(b) No building shall be erected, reconstructed or structurally altered <br /> to exceed the height or size limit herein established for the <br /> District or modified District in v~ich such building is located. <br />(c) No lot area shall be so reduced or d~mtnished that at, yard area or <br /> other open spaces shall be smaller than prescribed by this Chapter. <br />(d) No yard or other open space provided about any building for the <br /> purpose of complying with the provisions of this Chapter shall be <br /> considered as providing a yard or open space for any other building; <br /> provided further that no yard or open space on an adjoining property <br /> shall be considered as providing a yard or open space on a lot <br /> whereon a building is to be erected. <br />(e) Every building hereafter erected shall be located on a lot created <br /> in conformance with the subdivision regulations and in no case shall <br /> there be more than one dwelling or other principal structure on one <br /> lot except as provided herein. <br /> <br /> <br />
