ORDINANCE NS-1008AMENDING THE SANTA ANA <br />MUNICIPAL CODE BY ADDING ARTICLE X TO CHAPTER <br />41 THEREOF TO ESTABLISH DEVELOPMENT STANDARDS' <br />FOR MOBILE HOME PARKS <br /> <br /> WHEREAS, the Planning Commission has formally recommended <br />to this body that guidelines for the development of mobile home <br />park standards be approved; and <br /> <br /> WHEREAS, after public hearing on the matter, the City Council <br />has determined that an ordinance be enacted to set forth the <br />provisions of said guidelines; <br /> <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SANTA ANA <br />DOES ORDAIN AS FOLLOWS: <br /> <br /> SECTION 1: That the Santa Ana Municipal Code is hereby <br />amended by adding Article X, Chapter 41 thereto to read as follows: <br /> <br />ARTICLE X. MOBILE HOME PARKS <br /> <br />Sec. 41-800. Purpose. <br /> <br /> The purpose of this Part is to establish standards for the <br />development of mobile home parks and to evaluate such parks as <br />a type of multiple-family residential development; and to <br />provide for the establishment of said development in areas <br />throughout the city that will ensure their compatibility with <br />other permitted uses in the district. <br /> <br />Sec. 41-801. Minimum Park Site Area. <br /> <br />There shall be a maximum of ten (10) units per acre. <br /> <br />Sec. 41-802. Minimum Individual Mobile Home Site. <br /> <br /> The minimum individual mobile home site shall not be less <br />than two thousand eight hundred (2,800) square feet net; the <br />average total of mobile home sites shall be not less than <br />three thousand (3,000) square feet net. <br /> <br />Sec. 41-803. Structure Height. <br /> <br /> There shall be a maximum structure height of thirty-five <br />(35) feet. <br /> <br />Sec. 41-804. Ya~rd Requlations. <br /> Ail mobile homes and all structures shall maintain a <br />minimum yard area of fifteen (15) feet from the ultimate right <br />of way line of any public street and a minimum yard area of <br />five (5) feet from any adjoining property line. A ten (10) <br />foot space between mobile homes must be maintained. A three <br />(3) foot yard shall be maintained between mobile home site line <br />and any structure. <br /> <br />Sec. 41-805. Offstreet Parking. <br /> <br /> (a) Two (2) parking spaces shall be provided on the individual <br />site for each mobile home lot in the development. <br /> <br /> (1) Each parking space shall be a minimum size of <br /> nine (9) by twenty (20) feet. <br /> (2) On-site parking may be developed in tandem. <br /> (b) There shall be provided for visitors and guests a <br />minimum of one (1) parking space for every four (4) mobile home <br />sites in the development. <br /> <br />-1- <br /> <br /> <br />
