~ear Yar~ <br /> <br />TLa:e shall be a rear yard of not less than six <br /> <br />Off-Street Par~int <br /> <br />Parking £aczlities shall be located on the same <br />lot or site or on a lot or site contiguous thereto. <br />Any property used for required parking shall be <br />under the same o~nership as the uses served or <br />shall be restricted in such a manner as to prevent <br />the severance of the parking facilities and use <br />by sale, trade, lease or any other conveyance. <br /> <br />Usable Open Space <br /> <br />There shall be provided a minimu~ of: <br /> <br />(1) Two hundred and fifty (2S0) square feet of <br /> usable open space for each dwelling unit, <br /> either as private usable open space, or a <br /> <br />combination ?f private and common usable open <br />space. Nothzng herein shall be construed to <br /> <br />mean that the required ten (10) foot front <br />yard, walkvays., driveways, and open or <br /> <br />enclosed parking areas may be included as <br />usable open area in the fulfillment of this <br />requirement. <br /> <br />C2) <br /> <br />Not less than fifty per cent (SOt) of the total <br />number of dwellins units shall have private <br />usable open areas with the following minimum <br />dimensions and areas: <br /> <br />(a) <br /> <br />i/hen located on open ground, utilized as <br />a patio~ terrace, open atrium, or surface <br />of a court, each open area shall have <br />a depth o£ not less than six (6) feet <br />and an area o£ not less than seventy-two <br />(72) square £eet. <br /> <br />Cb). <br /> <br />I/hen located on a balcony, porch, or <br />deck, each area shall have a depth of <br />not less than five (5) feet and an area <br />o£ not less than forty-five (45) square <br />£eet. <br /> <br />(3) The remaining required usable open space, not · provided as private usable open space, shall <br /> <br />14 <br /> <br /> <br />
