Purpose <br /> <br />The purpose of the R 3 H District is to encourage <br />high quality high aensity residential development <br />~hrough ~he use of usable open space requirements, <br />covered off-street parking requirements, and <br />optional side yard requirements which permit <br />greater flexibility in design. This zone, while <br />.permitting unlimited density, will provide most <br />of the desirable characteristics found in the R ~ <br />District as amended. <br /> <br />Uses Permitted <br /> <br />(1) All uses unconditionally permitted in the R 1 <br /> and R 2 Districts. <br /> <br />All uses permitted in the R 3 District, except <br />that multiple-family dwellings and apartments <br />shall be subject to the restrictions and <br />limitations set for~%h in the R $ H District. <br /> <br />(3) The following uses subject to the issuance of <br /> an approved conditional use permit: <br /> <br />(a) Hotels; <br /> <br />(b) Motels; <br /> <br />(c) Any use conditionally permitted in the <br /> R $ District. <br /> <br />Minimum Gross Area Per D~elling Unit <br /> <br />The following uses shall be subject to the follow- <br />ing minimum square feet of gross floor area per <br />dwelling unit, exclusive of garages, carports and <br />open porches: <br /> <br />(1) Bachelor apartment with sleeping room only: <br /> Three hundred (~00) square feet. <br /> <br />15 <br /> <br /> <br />
