total dis'canoe equal to one-half (1/2) <br />of thc ove£all height of the structure, <br />signs ~ncluded. <br /> <br />Towers, including radio and television antennas, gables, <br />spires, scenery lofts, cupolas, water tanks, silos, <br />covering not more than ten (10) per cent of the ground <br />area of the Ouildings at the base thereof, artificial <br />windbreaks, windmills, and similar structures and <br />necessary mechanical appurtenances may be built and <br />used to a greater height than the limit established <br />for the district in which such structures are located, <br />provided, however, that no structure in excess of <br />the allowable building height shall be used for sleeping <br />or eating quarters, or for any commercial purpose other <br />than that such as may be incidental to the permitted use <br />of the main building. <br /> <br />No accessory structure shall exceed twenty (20) feet. <br /> <br />GENERAL CONTROLS <br /> <br />Unless more restrictive controls are specified herein, the <br />requirements of the codes and ordinances of the City of <br />Santa Aha, as they may from time to time be in effect, shall <br />be followed. <br /> <br />1. Duration of Controls <br /> <br />Declarations of Restrictions in the form of covenants <br />running with the land shall be recorded by the Redevelop- <br />ment Agency in the office of the County Recorder of <br />Orange County. The covenants running with the land <br />which embody the requirements set forth in this Plan <br />shall run for a period of twenty-five (25) years from <br />the effective date of the ordinance adopting this Plan, <br />except covenants respecting restrictions upon the basis <br />of race, religion, color or national origin, which <br />covenants shall run in perpetuity. <br /> <br />ARplicability of Land Use Provisions and Buildin~ <br />Requirements to Property Not to be Acquired <br /> <br />The Land Use Provisions and Building Requirements shall <br />apply to all real property in the project area whether <br />it is acquired by the Redevelopment Agency or not, <br />subject to variances granted by the Agency only as <br />authorized herein. <br /> <br />56 <br /> <br /> <br />
