NS-1186 <br />PAGE TWO <br /> <br />(c) <br /> <br />a tentative subdivision map may be substituted <br />if the applicant proposes to subdivide the <br />property. <br /> <br />(2) <br /> <br />(3) <br /> <br />The gross land area of the development, the <br />present zoning classification thereof, and the <br />zoning classification and land use of the area <br />surrounding the proposed development, including <br />the location of structures and other improvements. <br /> <br />A precise development plan, drawn to scale, show- <br />ing the following information: <br /> <br />(a) <br /> <br />Location of each existing and each proposed <br />structure in the development area, the use <br />or uses to be contained therein, the number <br />of stories, gross building and floor area, <br />location of entrances and loading points <br />thereof. <br /> <br />(b) <br /> <br />Ail streets, curb cuts, driving lanes, park- <br />ing areas, loading area, public transporta- <br />tion points, and illumination facilities for <br />the same. <br /> <br />Ail pedestrian walks, malls and open areas <br />for the use of occupants and members of the <br />public. <br /> <br />(d) Location and height of all walls, fences and <br /> screen planting. <br /> <br />(e) <br /> <br />Types of surfacing, such as paving, turfing <br />or gravel to be used at the various loca- <br />tions. <br /> <br />(4) Plans and elevations of structures to indicate <br /> architectural type and construction standards. <br /> <br />(5) <br /> <br />If the applicant proposes to provide open areas <br />and recreational facilities to be used by the occu- <br />pants of two (2) or more dwelling units, he shall <br />so state in his application and the application <br />shall include a plan, acceptable to the city, for <br />the preservation and maintenance of the common <br />elements of the property, until said project is <br />terminated by either the planning commission, <br />the city council, or both. <br /> <br />(6) <br /> <br />Such other information as may be required by <br />the planning department to assist in the consi- <br />deration of the proposed development. <br /> <br />Procedure. The applicant for approval of a planned <br />residential development shall be the owner, all of the <br />owners of the site acting jointly, or an authorized <br />agent. <br /> <br />Each prospective applicant is to confer with the plan- <br />ning department in connection with the preparation of <br />a planned residential development prior to the sub- <br />mission of the conditional use permit application to <br />the planning commission. The chief purpose of such a <br />pre-application conference is to benefit the prospec- <br />tive applicant by providing information and clarifica- <br />tion of requirements before such prospective applicant <br />incurs any substantial expense in the preparation of <br />plans. <br /> <br />2 <br /> <br /> <br />
