NS-1490 <br /> <br />AN ORDINANCE OF THE CITY OF SANTA ANA <br />ADDING DIVISION 28 TO ARTICLE III OF <br />CHAPTER 41 OF THE SANTA ANA MUNICIPAL <br />CODE TO PROVIDE ZONING REGULATIONS FOR <br />A NEW USE DISTRICT SUFFIX TO BE KNOWN <br />AS THE X-SUFFIX, AND REZONING THE <br />MAJOR PORTION OF THE PROPERTY LOCATED <br />WITHIN THAT AREA OF THE CITY OF SANTA <br />ANA KNOWN AS THE LOGAN AREA FROM THE <br />M2 (HEAVY INDUSTRIAL) DISTRICT, PARTLY <br />TO THE R2-X (MULTIPLE FAMILY RESIDENCE, <br />X-SUFFIX) DISTRICT, AND PARTLY TO THE <br />M2-X (HEAVY INDUSTRIAL, X-SUFFIX) <br />DISTRICT, AMD REZONING CERTAIN PROPERTY <br />LOCATED AT THE SOUTHEAST CORNER OF <br />WASHINGTON AVENUE AND CUSTER STREET <br />FROM THE M2 (HEAVY INDUSTRIAL) DISTRICT <br />TO THE C2 (GENERAL COMMERCIAL) DISTRICT, <br />AND AMENDING SECTIONAL DISTRICT <br />MAP NO. 7-5-9. <br /> <br /> THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES <br />ORDAIN AS FOLLOWS: <br /> <br /> SECTION 1: That the Santa Ana Municipal Code <br />is hereby amended by adding a Division, to be numbered 28, <br />to Article III of Chapter 41 thereof, consisting of sections <br />numbered 41-595 through 41-599.1, which said Division reads <br />as follows: <br /> <br />DIVISION 28. X-SUFFIX <br /> <br />Sec. 41-495. Purpose and application. <br /> <br /> The purpose of the X-Suffix designation, when <br />added to a base zone district designation, is to provide <br />zoning regulations for an area of the City which has developed <br />as a mixture of residential and industrial uses due to <br />historical, cultural, and economic reasons, in a manner <br />which will promote the preservation and enhancement of both <br />homes and industrial businesses in near proximity to one <br />another, while allowing for orderly change. Property <br />within any district to which the X-Suffix is added is subject <br />to the regulations contained in this Division. <br /> <br />Sec. 41-496. Uses permitted. <br /> <br /> (a) Any use which is listed as permitted without the <br />requirement of a conditional use permit in the base zone to <br />which the X-Suffix is added shall likewise be permitted <br />without the requirement of a conditional use permit when the <br />X-Suffix is added to such district designation. <br /> <br /> (b) Unless unconditionally permitted pursuant to <br />subsection (a) hereinabove, any use which is listed as <br />permitted, with or without the requirement of a conditional <br />use permit, in either the R2 District or the M2 District, is <br />permitted in a district to which the X-Suffix has been added <br />subject to the issuance of an approved conditional use <br />permit as prescribed in Article V of this Chapter. <br /> <br /> <br />
