ORDINANCE NO. NS-1490 <br />PAGE TWO <br /> <br />Sec. 41-497. <br /> <br />Building height, yard, and off- <br />street parking requirements. <br /> <br /> Except as may otherwise be specified in this <br />Division, property used for the uses permitted in R2 or M2 <br />districts shall conform to the building height, yard, and <br />off-street parking requirements made applicable to such uses <br />by the R2 or M~ district regulations respectively. <br /> <br />Sec. 41-498. <br /> <br />Additional restrictions on height <br />and setback of industrial buildings <br />adjacent to residential parcels. <br /> <br /> No part of any building used for M~ purposes shall <br />be constructed within ten (10) feet of a side property line <br />bordering any parcel used for R2 purposes, nor shall any <br />part of any such building within twenty five (25) feet of <br />such a property line exceed a height of twenty (20) feet. <br /> <br />Sec. 41-499. Walls and fences. <br /> <br /> (a) No parcel used for R2 purposes shall be <br />converted to any M2 use unless a sound-attenuated solid wall <br />or fence, at least six feet high from highest finished <br />grade, is constructed along the property line to the extent <br />such parcel is contiguous to any other parcel used for R2 <br />purposes. No such wall or part thereof shall thereafter be <br />removed so long as the contiguous parcel continues to be <br />used for R2 purposes. <br /> <br /> (b) No parcel used for M2 purposes shall be <br />converted to any R2 use unless a sound-attenuated solid wall <br />or fence; at least six feet high from highest finished <br />grade, is constructed along the property line to the extent <br />such parcel is contiguous to any other parcel used for Ma <br />purposes. No such wall or part thereof shall thereafter be <br />removed so long as the contiguous parcel continues to be <br />used for M1 purposes. <br /> <br /> SECTION 2: That the real property situated in <br />the City of Santa Aha, County of Orange, State of California, <br />described in Exhibit A, attached hereto and incorporated <br />herein as though fully set forth, which real property comprises <br />a portion of the parcels in the part of the City of Santa <br />Aha generally known as the Logan Area, is hereby reclassified <br />from the M2 (Heavy Industrial) District to the R2-X (Multiple <br />Family Residence, X-Suffix) District. <br /> <br /> SECTION 3: That the real property situated in <br />the City of Santa Ana, County of Orange, State of California, <br />described in Exhibit B, attached hereto and incorporated <br />herein as though fully set forth, which real property comprises <br />a portion of the parcels in the part of the City of Santa <br />Ana generally known as the Logan Area, is hereby reclassified <br />from the M2 (Heavy Industrial) District to to M2-X (~eavy <br />Industrial, X-Suffix) District. <br /> <br /> SECTION 4: That the real property situated in <br />the City of Santa Ana, County of Orange, State of California, <br />generally located at the southeast corner of Washington <br />Avenue and Custer Street, and more specifically described in <br />Exhibit C attached hereto and incorporated herein as though <br />fully set forth, is hereby reclassified from the M2 (Heavy <br />Industrial) District to the C2 (General Commercial) District. <br /> <br /> <br />
