NS-1633 <br /> <br />AN ORDINANCE OF THE CITY OF SANTA ANA <br />ADDING SECTION 8-163 TO THE SANTA ANA <br />MUNICIPAL CODE, RELATING TO FIRE RE- <br />TARDANT ROOFS <br /> <br /> THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES <br />ORDAIN AS FOLLOWS: <br /> <br /> SECTION 1: That Section 8-163 is hereby added to the <br />Santa Ana Municipal Code to read as follows: <br /> <br />Sec. 8-163 Roofs (Section 1704) <br /> <br /> Sec. 1704 of the Building Code is amended to read as <br />follows: <br /> <br /> Sec. 1704(a). Newly Constructed Roofs. Except as <br />provided in Subsection (b) relating to re-roofing, and <br />notwithstanding any other provision of this code and appendix <br />to the contrary, the roof covering of any building hereafter <br />constructed, regardless of type or occupancy classification, <br />shall be of noncombustible or fire-retardant construction as <br />defined and described in Subsection (e) of Section 3203 of <br />this code. <br /> <br /> (b) Re-Roofing. Unless as otherwise directed by the <br />building official, the re-roofing of any existing building, <br />regardless of type or occupancy classification, may be made <br />of the same materials and/or type of construction as found <br />in the present roof. When, however, because of the age, <br />location or type of construction found in an existing build- <br />ing, the building official determines that the public health <br />and safety necessitates that re-roofing of the building <br />requires materials and/or type of construction different <br />from that found in the present roof, such official may order <br />the use of such different materials and/or type of con- <br />struction in accordance with the following general pro- <br />visions: <br /> <br /> 1. Ail re-roofing shall be constructed in accordance <br />with the standards set forth in Chapter 32 of the appendix <br />of this code; <br /> <br /> 2. Such re-roof coverings shall be fire retardant <br />except in Types III, IV and V buildings, where it may be as <br />follows: <br /> <br /> a. Ordinary roof coverings may be used on build- <br />ings of Group R, Division 3 or Group M Occupancies; <br /> <br /> b. Ordinary roof coverings may be used on build- <br />ings of Group R, Division 1 Occupancies which are not more <br />than two stories in height and have not more than 3000 <br />square feet of projected roof area and there is a minimum of <br />10 feet from the extremity of the roof to the property line <br />on all sides except for street fronts; <br /> <br /> c. Class C roof coverings which comply with <br />U.B.C. Standard No. 32-7 and roofs of No. 1 cedar or redwood <br />shakes and No. 1 shingles constructed in accordance with the <br />requirements of U.B.C. Standard No. 32-14 for Special Purpose <br />Roofs may be used on Group A, Division 3; Group B, Divisions 1 <br /> <br /> <br />
