-3- <br /> <br />2. There shall be no concrete covering adjacent to block wall <br /> at easterly property line that would interfere with drainage <br /> or landscape implementation. <br /> <br />3. Submit materials palette to be approved by the Planning <br /> Department. <br /> <br />Provide decorative paving at entrance to delineate private <br />street from public street. <br /> <br />Develop the property in accordance with the provisions of the <br />City's Condominium Ordinance (NS-1496). <br /> <br />That the landscape plan submitted pursuant to standard requirement <br />~3 include the following minimum materials. <br /> <br />a) To be located within the streetscape area: <br /> <br /> 1) One-twenty-four-inch-box canopy tree per 25 lineal <br /> feet of street frontage. <br /> <br />2) Two-15 gallon trees per 25 lineal feet of street <br /> frontage. <br /> <br />b) <br /> <br />c) <br /> <br /> 3) 5-5gallon shrubs per 25 lineal feet of street frontage. <br /> To be located throughout the project interior. <br /> <br />1) Two-15 gallon trees per dwelling unit. <br /> <br />To be located along east property line <br /> <br />1) One-24" tree per 25 lineal feet. <br /> <br />2) Plant material shall have deep root system so as not <br /> to break through masonry walls. <br /> <br />SECTION 7 PUBLIC WORKS <br /> <br />Develop this tract, including the final map, to be in conformance <br />with the Santa Ana Municipal Code and the State Map Act. <br /> <br />Furnish to the Department of Public Works for approval the <br />following: <br /> <br />a) <br /> <br />An acceptable final grading plan or an on-site drainage <br />plan, or both, showing the direction and means of flow to <br />the adjacent street(s) when this property is developed. <br />Plan is to include existing and proposed elevations at <br />the property lines. Applicants should check with the <br />Department of Public Works for extent of study needs. <br /> <br /> <br />
