-4- <br /> <br />b) A runoff study based on a storm of a ten year frequency <br /> tO show existing drainage from this site and twenty-five <br /> year frequency for proposed *facilities and method of <br /> draining thi~ site without exceeding the capacity of any <br /> street, on-site or off-site. <br /> <br /> * The facilities shall include an on-site retention <br /> basin and off-site storm drain construction subject <br /> to the approval of the City Engineer. <br /> <br /> c) Plans for an on-site retention system with sufficient <br /> volume capacity to hold the difference of run-off from <br /> the undeveloped site based on ten year frequency and the <br /> developed site based on twenty-five year frequency. <br /> <br />d) Plans for an on-site storm drain in Sunflower Avenue and <br /> Raitt Street to include all appurtenances. <br /> <br /> NOTE: 'Size of the storm drain shall be determined by <br /> the Department of Public Works Design Section. <br /> Limits for the required storm system shall be <br /> east from Smalley Street in Sunflower Avenue <br /> and north in Raitt S~reet (proposed).from Sunflower <br /> Avenue to the low point (sump) in Ra~tt Street. <br /> <br />e) <br /> <br />Improvement plans for the private streets in conformance <br />with Section 34-165 of the Santa Ana Municipal Code to <br />include but not be limited to the following: <br /> <br />1) <br /> <br />Vertically curbed streets spaced a minimum of 28 <br />feet apart. <br /> <br />Sewer, water and storm drain facilities. <br />Any utilities within the public utility easement. <br /> <br />3. Dedicate on the final map a minimum 28 foot wide exclusive <br /> underground, non-exclusive surface easement over the private <br /> streets to the City of Santa Ana for public utility purposes <br /> plus additional easements as required by the Department of <br /> Public Works. <br /> <br />The following requirements are to be complied with prior to <br />release of bonds: <br /> <br />a) Construct on-site retention basin and appurtenances per <br /> approved plan. <br /> <br />b) Construct off-site City masterplan storm drain per approved <br /> plans. <br /> <br />c) Construct private streets complete with utilities per <br /> approved plans. <br /> <br /> <br />
