SECTION i <br /> <br />SECTION 2 <br /> <br />SECTION 3 <br /> <br />SPECIFIC DEVELOPMENT PLAN ~ 19 <br /> <br />APPLICABILITY OF ORDINANCE <br /> <br />The specific development zoning district for the subject property <br />as authorized by Chapter 41, Division 26, Sec. 41-593 et/seq. <br />of the Santa Aha Municipal Code, is specifically subject to the <br />standards and regulations contained in this plan for the express <br />purpose of establishing land use regulations and standards. <br />All other applicable chapteKs, articles and sections of the <br />Santa Ana Municipal Code shall apply unless expressly stated or <br />superseded by this ordinance. <br /> <br />PURPOSE <br /> <br />The SD 19 specific development plan consisting of standards and <br />regulations is hereby established for the express purpose of <br />protecting the health, safety and general welfare of the people <br />of the City by promoting and enhancing the value of properties <br />and encouragetng orderly development. <br /> <br />USES PERMITTED <br /> <br />All uses .,,~on .... o,,ally perm, itted in the R! district. <br /> <br />Multiple-family dwelling units with a maximum density of <br />one {1) unit per 3,000 square feet of lot area. <br /> <br />Conversion of City-desigQated historic homes {pre-lg40) <br />into multi-unit apartments or condominiums provided, however, <br />that each resulting dwelling unit contain not less than <br />600 square feet of floor area and that parking is provided <br />according to the provisions of Article IV of the Santa Aha <br />Hdnicipal Code. <br /> <br />Lots having frontage on Bush Street may be used for professional <br />office uses specifically limited to the following: <br /> <br />1. certified public accountants <br />2. attorney <br />3. engineer, architect, planner and related economic <br /> consultant <br />4. insurance broker <br />5. professional photographer, artist or graphic artist - <br /> advertising agency and associated studio <br />6. business office similar to the uses described above <br /> where no merchandise is sold. <br /> <br /> HIBIT 8 <br /> <br /> <br />
