Extensive <br />use of slumpstone decorative masonry fences, <br />ornamental wrought iron with hedge shall be <br />encouraged. <br /> <br />Prior to the release of occupancy permits, <br />all on-site improvements, including landscap- <br />ing, shall be in place. <br /> <br />That a landscape plan be submitted to and <br />approved by the Planning Department, includ- <br />ing the provisions of Sec. 41-618 of the <br />Zoning Ordinance (prior to issuance of a <br />building permit) and that said landscaping be <br />installed (prior to utility release) and be <br />continuously maintained. <br /> <br />The project shall be constructed in accor- <br />dance with the approved specific development <br />plan subject to all conditions of staff and <br />minor modifications approved by the Planning <br />Department. <br /> <br />B. PERMITS AND INSPECTIONS <br /> <br />Submit complete engineered plans for plan check <br />review showing compliance to the following: the <br />Uniform Building, Plumbing, and Mechanical Codes; <br />the National Electrical Code; State Requirements <br />for Sound and Energy; and the Federal Flood Zone <br />Protection. <br /> <br />2. Separate permits are required for the removal of <br /> existing structures. <br /> <br />C. UTILITIES AGENCY <br /> <br />1. Pay sewer connection fees. <br /> <br />2. Pay O.C.S.D. No. 1 fees. <br /> <br />3. Pay cost of water- service and fire protection <br /> facilities installation. <br /> <br />NOTE: <br /> <br />The existing water main in Second Street <br />will be abandoned. The existing water <br />main in Birch Street must be abandoned or <br /> <br />-4- <br /> <br /> <br />
