NS-1935 <br />PAGE THREE <br /> <br />recreational open space or as a part of the <br />private open space. <br /> <br />(e) <br /> <br />For two-family dwellings, the private open <br />space of one unit may be located in the <br />required rear yard area. <br /> <br />(f) <br /> <br />The side yard area may be incorporated into <br />the private open space area for individual <br />units if it is contiguous to a private yard <br />area with a separate minimum dimension of <br />six (6) feet. <br /> <br />SECTION 8: That the Santa Ana Municipal Code is hereby <br />amended by adding a section, to be numbered 41-256, which said <br />section reads as follows: <br /> <br />Sec. 41-256. Landscape standards for the R2 district. <br /> <br />(a) <br /> <br />Ail areas, except hardscape, in the designated <br />setbacks shall be landscaped. Minimum require- <br />ments are as follows: <br /> <br />Front Yard: <br /> <br />Ail developments require one 24" box canopy <br />tree per 25' of street frontage. Six 5-gallon <br />size or a combination of three 5-gallon size <br />and ten 1-gallon size shrubs are required per <br />25' of street frontage. <br /> <br />Side Yards: <br /> <br />Ail areas, exclusive of hardscape, shall be <br />planted and maintained in turf or an acceptable <br />groundcover. In addition, corner lots shall <br />require six 5-gallon size shrubs as a founda- <br />tion planting. <br /> <br />Rear Yards: <br /> <br />A buffer shall be provided for privacy from <br />adjoining property. A hedge or vines on a <br />fence are satisfactory screens. <br /> <br />(b) Ail new homes or relocations shall provide a <br /> manual or automatic irrigation system. <br /> <br /> <br />
