NS-2111 <br />PAGE TEN <br /> <br />I) The plan shall delineate and dimension the location, <br />size and materials of all fences <br /> <br />2) The plan shall provide elevations demonstrating the <br />architectural compatibility of the proposed fences with <br />the proposed project. <br /> <br />3) The plan shall include installation specifications <br />ensuring long term quality of the proposed fencing. <br /> <br />(b) Fences shall not be located within the required front <br />yard setbacks or located within ten (10) feet of the side <br />property line on any street-oriented side yard. <br /> <br />Sec. 41-245.09. Development standards in the Rl-4000 <br />district. <br /> <br />Lots in the Rl-4000 district shall comply with the following <br />standards: <br /> <br />(a) Front and street oriented side yards shall be landscaped <br />with the exception of driveways and sidewalks. <br /> <br />(b) Side yards shall be completely landscaped. Any walkway, <br />driveway or hardscape shall be in addition to required side <br />yards. <br /> <br />(c) Driveways shall lead to a garage and not exceed the <br />width of the garage or 50 percent of the lot width at the <br />street, whichever is less. <br /> <br />(d) Garages facing the street shall occupy no more than 50 <br />percent of the lot width. <br /> <br />(e) Accessory structures shall not exceed 35 percent of the <br />required rear yard area. <br /> <br />(f) Accessory structures shall not be less than five (5) <br />feet from a main building. <br /> <br />Sec. 41-245.10. Landscaping standards in the Rl-4000 District. <br /> <br />Lots in the Rl-4000 district shall meet the following <br />minimum landscaping standards: <br /> <br />(a) Front Yard: <br />1) One 24-inch box canopy tree. <br /> <br />10 <br /> <br />I I <br />
