Driveways leading to a garage shall be at <br />least 20 feet long and 18 feet wide, but the width of a <br />driveway shall not be more than 50 percent of the width of the <br />lot on which it is located. Driveway pavement shall <br />incorporate brick, stone or other similar treatment. <br /> <br />Sec. 41-245.05. Guest parking in the Rl-4000 district. <br /> <br />Guest parking shall be provided for each development project <br />in the Rl-4000 district in the amount of 0.5 space per <br />dwelling, in addition to the on-lot spaces required for each <br />dwelling by this chapter. Guest parking areas shall be owned <br />and maintained by the homeowners' association referenced in <br />section 41-245.11. <br /> <br />Sec. 41-245.06. Density in the Rl-4000 district. <br /> <br />In computing the number of dwelling units permitted in a <br />development project in the Rl-4000 district pursuant to the <br />general plan, streets and sidewalks, both public and private, <br />shall not be considered as part of the area of the project. <br /> <br />Sec. 41-245.07. Street standards in the Rl-4000 District. <br /> <br />In any development project in the Rl-4000 district, public <br />and private streets shall meet the following standards: <br /> <br />I) Minimum thirty-six (36) linear feet of width as <br />measured from curb face to curb face. <br /> <br />2) Minimum six (6) inch curb on both sides of the street. <br /> <br />3) Minimum five (5) foot sidewalks adjacent to the curb <br />on both sides of the street. <br /> <br />4) Minimum five (5) foot utility easements on both sides <br />of the street adjacent to sidewalk. <br /> <br />5) Street lights, street signs, fire hydrants, and water <br />meters shall be installed behind the sidewalk in the <br />five (5) foot utility easement. <br /> <br />Sec. 41-245.08. Fences in the Rl-4000 district. <br /> <br />(a) A fence plan for any development project in the Rl-4000 <br />district shall be submitted for approval to the Planning <br />Manager.
