ORDINANCE NS-21~3 106 <br /> <br />PART III. DEVELOPMENT STANDARDS <br /> <br />The following General Development Standards are applicable to all <br />uses in the Main Street concourse project. <br />The requirements of the Santa Aha Municipal Code (the "Code") <br />including development standards of general application throughout <br />the City, shall govern the development of the MAIN STREET <br />CONCOURSE project, except as otherwise provided for in this Plan, <br />and subject to such vested rights as the developer may have <br />pursuant to any development agreement with the City. All terms <br />not otherwise defined in this Plan shall have the meanings set <br />forth in the Code. In the event of a conflict between the terms, <br />conditions, requirements or provisions of this Plan and the Code, <br />the terms of this Plan shall govern. <br /> <br /> A. Floor Area Ratio/Density. <br /> The following sets forth the maximum allowable floor areas <br /> for the various permitted use classifications of the project, <br /> subject to any density conversion as allowed by Section C of <br /> this Part III. Increases in the aggregate density as set <br /> forth herein requires an amendment to this Plan, and would be <br /> subject to appropriate environmental review. The aggregate <br /> development density corresponds to an overall Floor Area <br /> Ratio ("FAR") of the Main Street Concourse project of <br /> approximately 2.54, based upon a net site area of 774,446 <br /> square feet and 1,964,770 total gross square feet of <br /> development. This FAR represents the maximum intensity of <br /> development for the site. Parking areas and structures are <br /> not to be included in the calculation of density. <br /> 1. Professional and Business office Space. <br /> <br />931,075 square feet. <br /> <br />Retail and Restaurant Space· <br /> <br />234,160 square feet. <br /> <br />Recreation/Entertainment Space. <br /> <br />56,400 square feet. <br /> <br /> <br />
