ORDINANCE NS--21~3 <br /> <br />Required on-site perimeter landscaped setbacks shall not <br />exceed an aggregate 33% slope. <br /> <br />Within the interior of the project, retail canopies may <br />project five (5) feet into setback area. <br /> <br />Due to the integrated mixed-use nature of the <br />development, subject to applicable fire safety standards <br />in the Code, and except as otherwise provided in this <br />Section F, or as may be required for traffic safety <br />(i.e. line-of-sight requirements), there shall be no <br />interior lot line setbacks (i.e., a "zero lot line <br />setback" will be allowed). <br /> <br />Site Coveraqe And Open Space. <br /> <br />For purposes of this Section G, open space shall not <br />include private streets or driveways, roadways or <br />parking stalls. Open space does include landscaping, <br />walkways, and covered arcades. <br /> <br />The entire project shall devote a minimum of 25% of the <br />aggregate gross area of the non-residential parcels in <br />the site to open space. The site shall devote an <br />aggregate minimum of 11.5 acres to non-residential <br />purposes. <br /> <br />The project shall devote a minimum of 35% of the <br />aggregate gross area of the site used for residential <br />purposes to open space. The site shall devote an <br />aggregate maximum 6.1 acres to residential purposes. <br /> <br />Residential open space may be private common area or <br />private yard but shall in no event include any space <br />provided in balconies or required setback areas. The <br />CC&Rs shall require that all residents be allowed access <br />to all residential common areas in the project, subject <br />to reasonable restrictions as may be imposed for <br />security and safety by property management. No required <br />setback area shall be calculated as required open space. <br /> <br />Individual parcels or lots will not be limited in site <br />coverage.
