ORDINANCE NS-21q3 <br /> <br />Single family attached residential shall provide a <br />minimum of 225 square feet of ground level private yard <br />open space per unit, which open space shall be adjacent <br />to the living, dining or kitchen area of each unit. <br />Perimeter fence shall be provided and shall not exceed <br />five feet in height on the exterior and 42 inches on the <br />interior. <br />Both the attached single family housing and condominium <br />units shall contain a balcony of not less than 90 square <br />feet of private open space area. <br /> Pathways from the common area through the private yard <br /> open space shall not be included in the calculation of <br /> private open space area. <br /> <br />Parkinq. <br /> <br />1. All parking, including valet parking or shared parking, <br /> shall be as provided per the Santa Ana Municipal Code <br /> (SAMC) or any parking variance approved pursuant to the <br /> Code. <br /> <br /> 2. Non-reflective glass storefronts with open visibility <br /> shall be utilized at all pedestrian corridor areas <br /> providing access to parking structures. <br /> <br /> 3. All ramps throughout the project shall not exceed 12% <br /> slope if no parking occurs on the ramp and 5% maximum <br /> slope if parking is on the ramp. <br /> <br /> 4. Vertical pedestrian circulation from below grade and <br /> structured parking shall incorporate elevators, <br /> escalators and stairs. <br /> <br /> 5. Vehicular site access points will be provided from <br /> Lawson Way, Main Street and two points from Owens Drive, <br /> as defined on the site plan. <br /> <br /> 6. All underground parking shall have mechanical smoke <br /> control/removal· <br /> <br /> 7. Parking operator shall prepare, submit, and comply with <br /> a parking control plan to the city for review, pursuant <br /> to which the operation of the parking facilities and <br /> duties of the parking operator staff will be described. <br /> Plan shall also include event parking controls and <br /> description or bollard controls. <br /> <br />11 <br /> <br /> <br />
