.113 <br /> ORDIN/~NCE N$-21~2 <br /> <br />Loading stalls shall be designed to not interfere <br />with circulation or parking, and to permit trucks <br />to fully maneuver on the property without backing <br />up from or onto a public street. <br /> <br />Loading areas shall be graded to drain surface <br />water to an alley, street or public storm drain. <br />Surface water shall be conducted under any <br />intervening public sidewalk by a drain approved by <br />the Public Works Department and in accordance with <br />a valid NSDES Permit. Under no circumstances shall <br />surface water be allowed to collect in pedestrian <br />areas. <br /> <br />The surface area used for any loading activity <br />shall be paved with not less than 4 inches of <br />asphaltic concrete on 8 inches of crushed rock <br />base, or with 5 ½ inches of Portland concrete <br />cement. Soil conditions or the nature of the <br />trucking activity may necessitate greater <br />requirements as determined by the Division of <br />Building and Safety and a soils report prepared by <br />a licensed soils engineer. <br /> <br />Each loading space aligned with and directly <br />adjacent to a parking space shall be clearly <br />designated, "LOADING ONLY." <br /> <br />At a minimum, separate loading areas shall be <br />designated on the approved site plan or any <br />modification thereto, for each office building and <br />adjacent retail shops/restaurants; the cineplex, <br />health club and adjacent shops/restaurants; the <br />hotel and conference facility; and the high-rise <br />residential tower (2 service truck stalls plus one <br />stall for trash removal). <br /> <br />10. <br /> <br />Ail loading areas for the project shall be able to <br />accommodate a 55 foot semi-trailer. <br /> <br />Storaqe Areas/Mechanical Equipment. <br /> <br />Ail mechanical equipment shall be screened below <br />parapets and situated to minimize visual impacts viewed <br />from the office towers. <br /> <br />2. No outdoor storage shall be permitted. <br /> <br />There shall be no exposed television, ham radio, dish or <br />other antenna. <br /> <br />14 <br /> <br /> <br />
