Owens Drive - Phase I. <br /> <br />The Owens Drive setback area in Phase I will be <br />landscaped in a formal row of street trees planted in <br />three foot square planters with approved root barriers <br />within the typical City of Santa Ana sidewalk standards <br />and a 10 foot parkway for the portion of street frontage <br />between Main Street and the Hotel site. From the Hotel <br />site eastward to Lawson Way the spacing of trees will be <br />informally spaced to accentuate the park-like spacing <br />found in the adjacent medians and Santiago Park <br />streetscape. The installed street trees will remain <br />planted where there will be no circulation conflicts with <br />future phasing. A large sculptural ground cover berm <br />planted with a formal row of alternating perimeter trees <br />will screen the required on-grade parking lot. Turf and <br />groundcover areas expand significantly at the residential <br />area. Easy pedestrian access is provided along the <br />street, and buffered from adjacent vehicles. Service <br />entrances and utilities are screened from view with <br />buffer planting. <br /> <br />Suggested minimum elements of this streetscape area as <br />follows: <br /> <br />(a) Street Tree: Platanus acerfolia - London Plane <br /> Tree. <br /> <br />Size: 24" Box. <br /> <br />Spacing: 35' on-center spacing when not prevented by <br />traffic sitelines, BCR and ECR setbacks, light <br />standard and fire hydrant clearances or underground <br />utility lines, i.e. lighting, gas, electrical, <br />water, sewer, etc. <br /> <br />26 <br /> <br /> <br />
