111 <br />NORTH HARBOR SPECIFIC PLAN <br /> <br />15. Automobile, recreational vehicle and trail- <br /> er rental services with storage located <br /> behind the main building and screened <br /> from view from Harbor Boulevard or any <br /> other public right-of-way. <br /> <br />3.4.2 Minimum Lot Size and Dimensions <br /> <br />The minimum size of any development proposal shall <br />bo 15,000 square feet. The minimum lot frontage shall <br /> <br />Separately owned units of real property may be <br />deemed a single lot for the purposes of this section if <br />they are subject to conditions, covenants and restric- <br />tions, and reciprocal easements of access that provide <br />for unified responsibility for vehicle access, parking, <br />landscaping and signage. Adjacent parcels under the <br />same ownership shall be combined and developed <br />under one site plan or other development permit. <br /> <br />3.4.3 Special Requirements <br /> <br />1. The following items shall be screened from <br /> view from any arterial or collector street, <br /> and shall be consistent with all other <br /> applicable provisions of the Santa Aha <br /> Municipal Code: <br /> <br />· Loading docks, service bays, garage <br /> doors and loading areas <br />· Utility meters and shall be within a build- <br /> ing footprint <br />· Mechanical equipment and shall be with- <br /> in a building footprint <br />· Trash storage <br /> <br />2. The design of all development within the <br /> Recreational Vehicle Commercial District <br /> shall be such that significant building archi- <br /> tectural and landscape elements are present <br /> on all building elevations. <br /> <br />3. Garage doors or service bays shall be <br /> screened from view from any public right- <br /> of-way by orienting bays to face away from <br /> the street, or by faring such onto an interior <br /> street, alley, court or driveway. <br /> Automobile, recreational vehicle, truck and <br /> trailer repair services body repair services, <br /> and shops (with all repair being conducted <br /> within a completely enclosed building). <br /> Refer to Chapter 6 for specific design stan- <br /> dards. <br /> <br />4. Uses desiring to display vehicles for sale <br /> shall be permitted a display area of not <br /> more than 400 square feet. This display area <br /> can be located within the required <br /> front yard setback providing the following: <br /> <br />a. The display area is elevated at least three <br /> feet above the sidewalk. <br />b. That no more than 50% of the lineal <br /> dimension of the property frontage is <br /> consumed by the display area. <br />c. The display area and product is lighted <br /> for night viewing. <br /> <br />3AA DESIGN STANDARDS <br /> <br />Refer to Chapters 5 & 6 for design and development <br />standards. <br /> <br />13 <br /> <br />3.5 GENERAL COMMERCIAL <br /> <br />The General Commercial District is intended to provide for a <br />wide mn~e of commercial and office activities oriented <br />towards providing service to the entire $anta Aha communi- <br />ty. This district is concentrated along Harbor Boulevard and <br />First Street. Shopping centers and other commercial devel- <br />opments with an anchor tenant are expected in this district, <br />especially on larger parcels. <br /> <br />3.5.1 Uses Permitted <br /> <br />Permitted uses within the General Commercial District <br />may include the following subject to a site plan, issued <br />pursuant to this Specific Plan and to other applicable <br />sections of the Santa Aha Municipal Code: <br /> <br />1. Retail stores, businesses or commercial <br /> activities not involving any kind of manu- <br /> facturing, processing or treatment of prod- · <br /> ucts other than that which is clearly inciden- <br /> tal and essential to the retail business con- <br /> ducted on the premises. Such activities <br /> shall include: <br /> <br />· Apparel and shoe stores <br />· Auto parts and accessories (but not repair <br /> or maintenance) <br />· Book, gift and stationery stores <br />· Candy stores and confectioneries <br />· Convenience sto~s <br />· Department stores <br />· Discount stores <br />· Drug stores and pharmacies <br /> <br /> <br />
