NORTH HARBOR SPECIHC PLAN <br /> <br />3.8 OPEN SPACE <br /> <br />The intent of this district is to maintain and preserve the <br />Specific Plan's open space resources including Santa Anita <br />Park, Campesino Pa~k and the Willowick golf course. <br /> <br />Open Space <br /> This land use designation includes the existing <br /> parks in the study area, Willowick Golf Course <br /> and areas for the future expansion of these <br /> facilities. Although Santa Anita Park has not <br /> been shown as being extended, visual and <br /> physical links are provided through the Enter- <br /> tainment District. This link is being achieved <br /> by urban plaza requirements described under <br /> the entertainment land use zone and by the <br /> requirement for shared parking facilities asso- <br /> ciated with the General Commercial designa- <br /> tion southeast of the Harbor Boulevard/First <br /> Street intersection. These two designations are <br /> shown in Figure 3.2. Uses within the Open <br /> Space zone will include parks for both active <br /> and passive recreational activities, a golf course <br /> and other public outdoor recreation activities. <br /> <br />3.8.1 Uses Permitted <br /> <br />Pemitted uses in the Open Space District shall be as fol- <br />lows: <br /> <br />1. Public parks and traditional park facilities <br /> including indoor and outdoor athletic facili- <br /> ties and night lighting <br />2. Museums and other publicly funded cultur- <br /> al facilities <br />3. Other public facilities suitable to a park-like <br /> setting <br />4. Golf courses and related secondary uses <br /> but not including miniature golf <br /> <br />3.8.2 Conditionally Permitted Uses <br /> <br />1. Commerdal recreational facilities. <br /> <br />3.8.3 Design Standards <br /> <br />Refer to Chapters 5 and 6 for Design and Development <br />standards. <br /> <br />3.9 SINGLE-FAMILY RESIDENCE <br /> <br />This land use district is intended to provide for single- <br />family detached residential development at densities of <br /> <br />up to seven (7) dwelling units Per ne~ acre. <br /> <br />3.9.1 Uses Permitted <br /> <br />Permitted uses in the Single Family Residence District <br />shall be the same as those in Section 41-232 of the Santa <br />Ana Municipal Code. <br /> <br />3.9.2 Conditionally Permitted Uses <br /> <br />Conditionally permitted uses in the Single-Family <br />Residence District shall be the same as those in Section <br />41-232.5 of the Santa Am Municipal Code. <br /> <br />3.9.3 Permitted Assessary Uses <br /> <br />1. Garages and other enclosed parking facilities <br />2. Swimming pools <br />3. Fences, walls and patios <br />4. Greenhouses (non-commercial) <br />5. Landscaping and recreational facilities <br />6. Other uses that are dearly incidental to pri- <br /> mary uses and are for the exclusive use of <br /> the residents of the site. <br /> <br />3.9.4 Minimum Lots Size <br /> <br />The minimum lot size shall be 6,000 square feet. <br /> <br />3.9.5 Yard Requirements <br /> <br />Front, side and rear yards shall be as set forth in <br />Sections 41-234, 41-235 and 41-236 of the Santa Ana <br />Municipal Code. <br /> <br />3.9.6 Building Heights <br /> <br />Maximum building heights shall be twenty-seven (27) <br />feet with the exception that architectural features such <br />as towers, cupolas or chimneys may be Permitted above <br />the maximum building height. Building heights shall be <br />calculated as the distance between average finished <br />grade and the top of the parapet for flat roofs or the <br />ridge line for pitched roofs. <br /> <br />3.10 TOWN HOUSE <br /> <br />3.10.1 Uses Permitted <br />Uses permitted in the Town House District shall be as <br />follows: <br /> 1.
