125 <br /> <br />NORTH HARBOR SPECIFIC PLAN <br /> <br />SITE DESIGN <br /> <br />52.1 Buildings <br /> <br />Buildings should be grouped within complexes to cre- <br />ate plaza areas or pedestrian mall areas which are high- <br />ly visible from the public right-of-way. (Figure 5-B.) <br /> <br />Landscaping should be distributed throughout the <br />parking area. Dense clustering or landscaping with <br />large unplanted spaces should be avoided. (Figure 5- <br />C.) Parking behind buildings in such a way to provide <br />an unsafe condition for the user shall be prohibited. <br /> <br />52.2 Access Drives <br /> <br />Where feasible, access drives shall be limited in number <br />with a minimum distance of no less than 150 feet <br />between curb cuts. In cases where parcels cannot be <br />combined, access drives may be less than 150 feet apart. <br /> <br />Avoid locating access drives near corners of street <br />intersections. Under these conditions compliance with <br />adopted service station standards is required. <br /> <br />Stacking space should be provided at access drives so <br />internal circulation does not conflict with exiting or <br />entering traffic. <br /> <br />On new developments adjacent businesses or proper- <br />ties shall seek joint access agreements in order to share <br />entries via access drives.
