No wall shall run more than 100 <br />feet without offset of at least l0 feet. (See Figure 5-G.) <br />Avoid utilizing stone, masonry or other materials in <br />panelled sections applied to the wall. They should be <br />integrated into the building design so that they do not <br />appear "applied". All masonry walls and buildings <br />shall be treated with a graffiti-resistant coating or paint. <br /> <br />Attachments <br />Electrical and telephone panels, pipes, electrical con- <br />duits, fire sprinkler risers and similar items shall be <br />located within the building footprints and not exposed <br />on the exterior of the building. <br /> <br />BUILDING <br /> <br />Figure 5-G <br /> <br />Roof access ladders are not permitted to be attached to <br />exterior walls. Ladders shall be located inside the <br />building. <br /> <br />Exposed gutters and downspouts are not permitted. <br />They must be within the building walls and footprint <br />unless they are an integral element in the overall build- <br />ing design. <br /> <br />Metal flashing should be painted to ma!ch the surface it <br />is attached to unless it is carefully integrated with the <br />building colors as an accent. <br /> <br />$.3.14 Windows and Doors <br /> <br />Either wood or metal windows are acceptable as are all <br />types of glazing. Overhead service doors with corrugat- <br /> <br />ed material shall be avoided. All service doors shall be <br />rolling overhead doors and be equipped with exterior <br />steel bellards. <br /> <br />Co/ors' <br />All colors are acceptable provided they harmonize with <br />the exterior building palette. Bright colors in particular <br />must be carefully selected. Natural aluminum finish <br />should be avoided unless the othar building colors are <br />compatible. A color palette must be submitted and <br />approved by the City on the basis of each pro'~'t. <br /> <br />Architectural Tre~rmnt <br />Ekx)rs and windows (not storefront) should be recessed <br />into the wall at no greater than 10 inches or decorated <br />by raised trim or other means unless part of an overall <br />design theme. <br /> <br />Awnings can add interest to a building<lesign and pro- <br />vide shade to the windows. Durable materials should <br />be selected so they do not appear worn or faded in a <br />short period of time. Awning colors and shapes should <br />be integrated into the overall building design. Metal <br />awnings shall be avoided. <br /> <br />$cr~,ning <br />Overhead service doors shall be screened from public <br />view and particularly from the street. Garage doors <br />shall not face the st~et. <br /> <br />Items to <br />The following shall be blocked from public view or that <br />of adjacent properties: <br /> · Roof mounted pipes, duets, conduits, etc. <br /> · Wall mounted pipes, electrical and tele- <br /> phone panels, fire sprinkler risers, etc: (Shall <br /> be contained within the building footprint). <br /> · Overbead service doors <br /> · Maintenance, service, or material yards, <br /> trash bins, loading docks, etc. (Fencing and <br /> walls shall be used to screen) outdoor stor- <br /> age areas <br /> · Packing areas and automobile sa[es lots. <br /> (Cars should be partially screened from <br /> street view by fonce or hedges to a maxi- <br /> mum height of three feet). <br /> <br /> · Back flow devices <br /> · Transformers <br /> · Water, gas meters <br /> · Cable transformers <br /> <br />Mater/ag <br />The screens shall be opaque. <br /> <br /> <br />
