Compliance. <br /> <br />Ail uses, locations, and sizes of buildings, site <br />circulation, and architectura!~presentation shall abide in <br />all respects to the Santa Aha Municipal Code, Parking <br />Structure Standards and the documents attached as Exhibits <br />to Specific Development No. 63 and all comments of record <br />pertaining to and/or modified to comply with site plan <br />Review No. DP 98-063. <br /> <br />Section 4 - OPERATIONAL STANDARDS <br /> <br />A. Parking Requirements. <br /> <br />Required parking shall be in conformance with the design <br />standards of the Santa Ana Municipal Code and in effect at <br />the time parking facilities are constructed. The minimum <br />number of parking stalls to be provided are: <br /> <br />Office: Three spaces per 1,000 gross square feet of <br />floor space. <br /> <br />o <br /> <br />Manufacturing: Two spaces per 1,000 gross square feet <br />of floor space. <br /> <br />o <br /> <br />Warehouse: One space per 1,000 gross square feet of <br />floor space. <br /> <br />Other Uses: Parking to be provided as stipulated in <br />the City of Santa Ana Zoning Code. <br /> <br />Total Parking Required: <br /> <br />1,561 parking spaces for building area square footage <br />as noted under Section 3. Ail parking spaces on-site <br />to be standard size spaces as provided for in the City <br />of Santa Ana Zoning Code. Ail compact spaces on-site <br />to be converted to standard spaces prior to issuance of <br />next Building permit. <br /> <br />B. Parkinq Structure <br /> <br /> Design to be as provided for in the City of Santa Ana <br />Parking Structure Standards. Architecture to be compatible <br />with the existing development and sensitive to the <br />surrounding hotel terrace development. <br /> <br />Section 5 - LANDSCAPING AND SET BACK REQUIREMENTS <br /> <br />Front yard setback (east) <br />The minimum dimension of the front yard is a landscaped area <br />of not less than 21 feet in depth fronting on Dyer Road with <br />exception to approved driveways and an area between the <br />proposed bus turn-out and the parking area.
