SPECIAL USES: <br /> <br /> Under the special u~es are to be included all public <br />buildings of a municipal or county character, garages, oil stations, <br />l~ospitsls, tu'~dertakfng parlors, &sicken ranches, dairies, waste dis- <br />possl plants and the manufacture of explosives, and such other <br />buildings, structures or uses as do not come under either or any <br />of the Zones herein specifically mentioned. These uses shall be <br />permitted only upon application to the Board of Trustees, such <br />application to give an accurate description of the area to be used <br />in such purposes, the type of building to be erected for such uses, <br />the ownership of the land, the person or persons, or corporation, <br />to be responsible for such special use; and, whenever required, the <br />applicant shall furnish complete plans and speclf!cstions of the <br />buildings to be erected. <br /> <br /> Such application shall be referred to the City Planning <br />Commission for.lnvestigatlon and report; and the Board of Trustees <br />shall, at the time of its referring the matter to the City Planning <br />Commission, cause notice to be given of the intent to establish such <br />use as is contained in the application, such notice to be posted <br />on the property and at least one notice to be posted within fifty <br />(50) feet of such property on all frontages; such notice to contain <br />date, hour and place of a hearing to be held by the City Planning <br />Co~iIssion and also of hearing to be held by the Board of Trustees, <br />this hearing to be not less than five days from the time that such <br />notice has been posted. After receiving the report from the City <br />Planning Conm~ission and after having held a hearing, the Board of <br />Trustees may grant or refuse to grant a permlt for such special usem, <br /> <br /> In case of reffusal, the applicants may modify their re~ <br /> <br />in order to remove any or all of the objections raised, but such <br />renewal of application shall follow the same procedure as outlined <br />for the first application. In case of a second refusal, the <br />applicant may not again apply for a period of three (3) mohths, from <br />the time of the refusal of the application and official action by <br />the Board of Trustees. <br /> <br /> SECTION XI. 0EI~ERAL PROVISIONS: <br /> <br /> (1) In a single fanily residence zone, no building or <br />structure shall be erected or altered on a lot or parcel of land, <br /> <br />which is constructed or intended for the use of more than one family; <br /> shall have a mtnfm~r~ of 5,000 square feet, except on <br /> sho~ on maps duly recorded prior to the passage of this <br /> <br /> (2) On lots duly recorded, which are deeper than 100 feet, <br />a rear single family residence may be erected, provided the front <br />wall is not leas than 20 feet from the rear wall of the front <br />and provided further that the rear wall of the rear dwelling is no~ <br />less than 10 feet from the rear lot line.
