street and that it shall not be through any hall-way or <br />portion of the front building. In a two family and apartme~ <br />house district, as defined under "B" ahd "C" Zones, wherever <br />a single family dwelling is located on the rear of the lot, ~ <br />it shall be lawful to erect such permissive buildings on the <br />front of the lot, provided that such buildings are at least <br />20 feet away from the existing rear building; and provided <br />further that direct access to the rear building is maintained <br />directly from the street rather than through~n existing <br />building or a building to be erected. <br /> <br /> (Z) All buildings that ~o not co~ply with the <br />regulations of this ordinance but which have been used for <br />non-conforming purposes prior to the passage of this 0rdi <br />shal~ continue to be so us~, provided, hgwever, that in <br />case of fire or any other accident such buildings be destroye <br />to the extent of more than one-half of their floor area or <br />one-half of their value (this to be deter~ined by the <br />Building Inspector or, In case of d~sag~eeme~t, by the ~oard <br />of Trustees), these buildings are not to be re-erected or <br />re-constructed u~less the land which they occupy has first <br />been re-zoned for such purposes as indicated by the uses <br />prior to the passage of this ordinance. <br /> <br /> In cases where a non-conforxi~g use has been <br /> abandoned for a period of six months or more, such non- <br /> conforming uses shall not again be permitted unless the area <br /> upon which the building stands has first been re-zoned. <br /> <br /> Buildings used in a non-conforming ma~er must' <br /> continue to be used for the same purposes as they were used <br /> at the time of the p~ssage of this ordinance, not accor~ ng <br /> to the classific'~tion of non-conformity but rather accord- <br /> ing to the actual use in existence at the time of the <br /> pass~ge of this ordinance. Bull~ing~ used for grocery <br /> stores may be used only for grocery store purposes and not <br /> a general classification known as business uses except when <br /> such uses are permitted by a special permit of the Board of <br /> Trustees, in which case the per~it shall extend to the <br /> classification in which that particular use belongs. <br /> <br /> Such special per~its, ho~ever, shall not extend for a perio~ <br /> excee~ng two years, at which time application for their <br /> renewal shall be made; sJ~d the Board of Trustees may grant <br /> or reject such applicatio~ for renewal. <br /> <br /> No non-conformihg buildings may be enlarged, <br /> altered, reconstructed or improved except to meet the <br /> requirements of public safety and health, in which case, the <br /> Board of Trustees shall require an investigation and report <br /> on the part of the health officer and the bUilding <br /> <br /> <br />
