The following conditions are to be complied with prior to the <br /> <br />issuance of a building permit: <br /> <br />That the subdivider's engineer furnish the Department of <br />Public Works an on-site drainage flow plan showing the <br />direction and flow to adjacent streets when this property <br />is developed. <br /> <br />That the subdivlder's engineer furnish the Department of <br />Public Works a final grading plan, including existing <br />elevations along the Northerly and Easterly property lines. <br /> <br />That vehicular access rights on Chestnut Avenue be dedicated <br />to City of Santa Aha. NOTE: Dedication shall be initiated <br />byc~ner through the Department of Public Works at least <br />two weeks prior to issuance of a building permit to avoid <br />delay. <br /> <br />That an easement be provided for a 25-foot radius ~property <br />line spandrel at the Southeast corner of Chestnut Avenue <br />and Hickory Street. <br /> <br />5. That the subdivider submit street improvement plans for <br /> Hickory Street. <br /> <br />6. That all elevations be on 1958 Orange County Survey Datum. <br /> <br />That all plans and surveys for the required improvements <br />be ccanpleted by the owner's engineer and submitted to the <br />Department of Public Works for approval. <br /> <br />The following conditions are to be complied with prior to the <br /> <br />issuance of utilities release by the Building Department: <br /> <br />That the owner provide sanitary sewer and storm drain <br />facilities to meet with the approval of the Department of <br />Public Works. <br /> <br />That the owner place curb, gutter and full sidewalk and <br />pave up to the edge of existing pavement on Hickory Street. <br />The new curb and gutter to be placed 18 feet East of the <br />center line of Hickory Street. <br /> <br />3. That the owner replace the existing curb return with a <br /> 35-foot radius curb return. <br /> <br />That the owner replace the sidewalk on chestnut Avenue <br />along the entire frontage of the property involved in <br />this variance with new 5-foot sidewalk. <br /> <br />5. That the owner replace the broken curb on Chestnut Avenue. <br /> <br />PASSED AND ADOPTED by the City Council of the City of Santa Aha <br /> <br />at its regular meeting held on the <br />ATTEST: <br /> <br />CLERK OF THE COUNCIL <br /> <br />-2- <br /> <br />day of December, 1962. <br /> <br /> <br />
