5. That the number, location and traffic routing of driveways to <br />the proposed project be according to the recommendations of the <br />City Traffic Engineer. <br /> <br />6. That customer vehicular circulation of the parking lot be <br />redesigned to incorporate an inner loop adjoining the building and <br />outer loop leading to the ingress-egre~s ~r~veway~; ~ala reaes~gn <br />shall incorporate "reservoir" parking space at the exit driveways. <br /> <br />7. That 781 (9' x 20') accessible and useable stalls on asphalt or <br />concrete be provided and be marked; said parking to incorporate <br />one-way traffic down each aisle with provision for pedestrian walks. <br /> <br />8. That a detailed landscaping plan be submitted to and approved by <br />the City Planning Department; said plan shall locate and identify <br />all plant materials and how said landscaping will be maintained. <br /> <br />9. That a 15-foot landscaped yard be provided along the entire south <br />and east boundaries of the customer parking lot. <br /> <br />10. That all outdoor storage of materials, products or equipment be <br />located only at the rear or side of the main building and that said <br />storage area shall be screened by a solid fence or wall not less than <br />six feet in height. <br /> <br />11. That all signing be indicated on a plot plan and elevation and be <br />submitted to and approved by the City Planning Department; said plan <br />to indicate fully the size, height, bulk and text of the sign or <br />signs in question. <br /> <br />12. That an easement be provided by dedication for Warner Avenue for <br />a width of 52 feet, excepting that the width shall be 60 feet from <br />the center line of Harbor Boulevard to a point 220 feet east and thence <br />a taper to 52 feet at a point 360 feet east of the center line of <br />Harbor Boulevard, center line to property line, for street purposes <br />and vehicular access rights except at street intersections. <br />NOTE: Easement shall agree with that shown on improvement plans <br />1-19-4. <br />NOTE: Access for one driveway can be determined and approved prior <br />to dedication. <br /> <br />13. That the property line radius at Harbor Boulevard and Warner <br />Avenue and Warner Avenue and Marconi Street be 25 feet. <br /> <br />14. That access rights on Harbor Boulevard be dedicated. <br />NOTE: Dedication shall, be initiated by owner, through the Department <br />of Public Works, at least two weeks prior to application for a <br />building permit to avoid delay. <br /> <br />15. That developer dedicate and submit improvement plans for Marconi <br />and Pendleton Streets and Yale Street from Pendleton to Warner <br />Avenue and improve the same. <br /> <br />16. That all elevations be on 1958 Orange County Survey Datum. <br /> <br />17. That all plans and surveys for the required improvements be <br />completed by the owner's engineer and submitted to the Department of <br />Public Works for approval. <br />NOTE: It is necessary that the lot line between Lots 22 and 26 be <br />revised on Tentative Tract No. 3236. <br /> <br />THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO ISSUANCE OF <br />UTILITIES RELEASE BY THE BUILDING DEPARTMENT: <br /> <br />1. That the owner place curb and gutter and pave up to the center <br />line on Marconi Street. The new curb and gutter to be placed 20 feet <br />West of the center line of Marconi Street. <br /> <br />-2- <br /> <br /> <br />
