That the following conditions are to be complied with <br />prior to issuance of a building permit: <br /> a.) That the subdivider's engineer furnish the <br /> Department of Public Works an on-site drainage <br /> flow plan showing the direction and flow to adjacent <br /> streets when this property is developed. <br /> <br />h.) <br /> <br />That the subdivider's engineer furnish the <br />Department of Public Works a final grading plan <br />including existing elevations along the property <br />lines. <br /> <br />c.) That the owner pay a drainage assessment fee of <br /> $375.00 per acre. <br /> <br />d.) <br /> <br />That an easement be provided for Bristol Street <br />for a width of 45 feet, and for Memory Lane for a <br />width of 50 feet, center line to property line, <br />for street purposes and vehicular access rights <br />except at street intersections. <br /> <br />NOTE: <br /> <br />Dedication shall be for entire frontage on <br />both Memory Lane and Bristol Street extending <br />frown intersection to Tract No. 1980. <br /> <br />NOTE: Access can be determined and approved <br /> prior to dedication. <br /> <br />e.) <br /> <br />That a 25-foot radius property, line spandrel <br />easement be provided for at the southeast corner <br />of Bristol Street and Memory Lane. <br /> <br />NOTE: <br /> <br />Dedication shall be initiatedby owner <br />through the Department of Public Works at <br />least two weeks prior to application for <br />a building permit to avoid delay. <br /> <br />f.) That the subdivider submit street improvement <br /> plans for Memory Lane and Bristol Street. <br /> <br />g.) That all elevations be on 1958 Orange County <br /> Survey Datum. <br /> <br />h.) <br /> <br />That all plans and surveys for the required <br />improvements be cc~npleted by the owner's engineer <br />and submitted to the Department of Public Works <br />for approval. <br /> <br />10. <br /> <br />That the following conditions be complied with prior to <br />utilities release by the Building Department for the <br />service station: <br /> a.) That the owner place curb, gutter and sidewalk <br /> and pave up to the edge of existing pavement on <br /> Bristol Street. The new curb and gutter to be <br /> placed 37 feet east of the center line of Bristol <br /> Street. <br /> <br />b.) <br /> <br />That the owner place curb, gutter and sidewalk <br />and pave up to the edge of existing pavement on <br />Memory Lane.
